I've lived at its property- Casa Serrana - for more than a decade an to sum it up In one phrase: CANCER HUB. To illustrate -- you would deal with/interact with extremely corrupt, misleading, and incompetent inspectors, staff, supervisors, and ownership. You file a complaint report through the HCIDLA website, then it gets assigned to an inspector giving the landlord (Century Quality Management, Inc./Miracle Mile Properties, LP.) 15 days to remedy all violations -- minor and major, including but not limited to toxic mold, termite infestation, lead/asbestos/water/gas leaking and poisoning, uneven flooring, unsanitary carpeting, lack of water/weather-proofing, poisoning, inoperative heater/air ventilations, illegal unit conversion, illegal unit entries, invasion of privacy, identity and money theft, discrimination, racism, retaliation, harassment, aggression, disparagement, and defamation -- BEFORE documenting all the latter in their official falsified inspection reports, which should be used in court as evidence. As a result, the "notorious slumlord" inequitably avoid significant liability in future court proceedings. For instance, one of many, when the assigned zone inspector - George Terranova - comes to inspect your unit and you start showing him all the grave and aging violations listed in your complaint he acts as if he does not see them, and/or states that it's a different agency's jurisdiction, thus illegally exclude them from his inspection/re-inspection reports. He even does not post the NTC properly in the building for all the tenants to see, as required by law. You try to contact his agency's manager - Rushmore Cervantes - and other city officials, and he/they will never reply back to your e-mails or address their corrupt inspectors/supervisors behavior at the West LA division who try to call you from private/unknown phone numbers to avoid liability. These guys forget that there are oversight bodies called the media, the FBI, the US HOR/Senate, and the US DOJ to investigate its blatant corruption, fraud, incompetence, and collusion. I hope that, soon, the California Attorney General and all other local/state/federal law enforcement agencies intervene promptly to Investigate all these atrocities to protect tenants who are babies, kids, elderlies, disabled, and pregnant women from becoming chronically sick or even die without knowing that this landlord, its agents Sam Menlo/Frank Menlo/Lionel Levy/Sam Sufrin and other local/state/federal officials are directly responsible for all sustained detriment to date, and in the future. My critical message to disabled/regular tenancy applicants/prospects is as follows: Avoid this property, this landlord, and all its property management companies. DO NOT rent here or any of its units elsewhere! SAVE YOUR LIVES! My critical advice to current/former disabled/regular tenants:Document everything -- report and document every single violations in writing/photos/videos and be proactive about it. Save everything in Cloud files. Contact the media and every official. Seek competent legal representation. Unite and file individual and class-action lawsuits. Be smart. DO NOT and NEVER sign anything this landlord/its attorneys/its agents give you UNTIL you consult with a knowledgeable attorney. Pursue all your rights aggressively and perpetually. And, above all, NEVER give up on ANY of your rights! Peace, health, vigor, safety, and success to you all!

I have been living in a studio on Edgemont st for about two months now and I’m most likely going to move out soon because the place is a dump. There’s fruit flies constantly hovering the entrance to the building, no heat at my unit, the hallways stink of weed, there’s no working intercoms, the stairs have been in pieces for weeks and It took the super two weeks to produce a simple mailbox key. The super, Bill deserves a special mention for being the laziest and most unprofessional super I’ve ever had to put up with. I’ve rented units for about eight years now and I’ve never encountered a worse superintended before. Trust the reviews and stay away from their properties or you are going to regret it.

I was a tenant at an R & E Management property. Shortly after moving in, I noticed a lot of issues on the property. R & E Management allowed other tenants on the property to violate numerous terms of the lease which were explicitly prohibited in the lease agreement. This included illegal parking by non-tenants, tenants parking unauthorized extra cars on the property, auto repair on the property with loud power tools, construction projects on the property with loud power tools, excessive drinking and loitering in the parking lot, non-residents having access to the property through parking gate remotes and unlocked sliding gate by the trash dumpster. This was communicated to R & E with AMPLE PHOTO AND VIDEO PROOF of the violations, but the violations continued. When I attempted to further communicate with them by email and phone, management would not return my emails or calls. This continued for nearly four months. I was in a 12-month lease with them and this company would not even return my calls to discuss early termination of my lease. During this time, the violations continued and the offending tenants felt empowered to harass me and physically assault me as a result of R & E Management's inaction against them. I was going to retain a lawyer to deal with R & E's breach of contract but the offending tenant's daughter decided to physically assault me. I got a restraining order against her which allowed me to legally terminate my lease without penalty and get away from this nightmare management company and their unruly tenants. This is the most unprofessional and shady property management company I have ever dealt with. Avoid R & E Management at all cost. Many tenants have complained about them. Search their reviews online and see what I mean.

Manager Joseph (NOT Joseph Mahgerefteh. that guy you will never meet as he is a cardiologist that just owns the property) that looks like the dishonest merchant from middle eastern flea market with his rude minion assistant Mary is the filthiest thing that happened to me in LA. I rented an apt at 1259 N ardmore. the apt was great. Management was very bad. Their gate is mulfunctioning so I got my lexus and my bmw hit by the gate from the side. Asking the management to cover the damages they refused to disclose the insurance info, refused to pay and yelled at me.There was an old guy living upstairs and he and his family was harassed and asked to leave the place because he was living there for a while and didnt pay as much as they wanted him to pay. He also refused to help the old guy when he lost his keys near the house by helping him obtain the copy.The other family told me he increased the rent one day for them for like several hundred just cause he wanted. They complained to some agency and it was reverted.After leaving the apt in pristine condition he returned 400$ from 1400 security deposit.I wonder if the owner Joseph Mahgerefteh realizes that such way of handling the people and proterty is actually damaging the business overall in the long term while saving couple bucks here and there on cheating people and not maintaining it well.Rude, dishonest, filthy, uneducated scum.Trust your gut and dont rent from this Bad business.

If I could, I give it 0 stars . If I would have known about the risks about living in their property I would have called Building Safety and the Health Department as soon as I moved in . 5 rats in 1 year, cockroach and flea problem ,unprofessional maitenance done in apartments and unprofessional and rude managers in their properties . She violated my confiditentiallity and turned in my checks late everytime . Not to mention my apartments broken into twice due to fake cameras , allowed drug usage in back of apartment and in front and no security at all in building . Please listen when I say don't rent from them and if you do seek legal assistance and all the departments you need

Filed BBB complaint and will contact atturney general about this: My kitchen sink is leaking like a fountain even from the bottom when Im not using it, i called them Saturday morning, they called me and refused to fix it until monday, they stated they will not cover fixing if I call somebody over the weekend. Im in jeopardy of floating neighbors below.

The site manager at 8747 Sepulveda Blvd is very unprofessional. She is in need of customer service training and a course in Civility and professional conduct. Confidentiality is not a word she is familiar with. She goes from tenant to tenant gossiping about the residents in the building. I have reported her to R & E Management (Jason) several times. She is allowed to be a bully and discriminate against a certain class of people. Her focus should be on ensuring that the building is maintained and not people's personal business. This building was great until it was sold, I guess the new owner is trying to earn his ranks as a slum lord.

Ongoing electrical issues in my apartment that have not been dealt with in over 3 weeks, literally a fire (our smoke decctor went up ironically) and now I’m basically living in the dark because they send out unlicensed techs who have completely messed up our wiring. Living with massive holes in the walls, no power to most appliances, can’t even use a low wattage fan because it shorts everything else, constant breaker surges, and it’s now going on almost a month with no resolution and no communication from management.
