WCW managed my properties for almost 4 years. In that time they made After several overpriced repairs. Had a third party vendor call from their phone line without disclosure asking for permission to fix things then over billed for them. Changed the terms of the management contract mid tenant. Started charging for move out inspections that contained no photos. Had the water turned on in an empty property that had had the water lines cut by vandals. Made excuses for their inability to do repairs in a timely manner. Did poor or ineffective repairs. That were overcharged for and had to be redone so the could overcharge for again. If you choose to use WCW, Good Luck.
About 4 years ago I purchased a unit with 3 apartments in it. I decided to have WCW manage it for me. This is one of the best decisions I have made. I was new to being a property owner or a landlord. WCW (Mostly Mary Beth) has helped me though all of it, both the good and the bad. Anytime I have a question or a problem or need help, she is always right there for me.
When I purchased the property it needed some work. Some that I knew about, and other that I did not. WCW was able to help me find good people to accomplish the work quickly and at a fair price. When some issue came up (a maintenance request for example) they would always promptly inform me, and again give me their recommendations on how to handle it and whom to use. I have always been pleased with the advise.
Unfortunately for all investment home owners, there is a fact of life we occasionally have to deal with...... the bad tenant. The ones that constantly complain and feel that nothing is ever good enough. I have had to deal with a couple of them over the years. No matter how much work you put in, or how quickly you respond, it is never quite good enough for them. Perhaps they break a window but somehow they don't feel they should pay for it.... or some other similar situation. While this can be quite frustrating, WCW was always able and willing to deal with the situation so that I would not gain extra grey hairs. Unfortunately for them, I believe it is some of those very same people that are leaving bad reviews here..... it seems that people are only interested in leaving a review if they are pissed off about something. That really sucks for WCW...... they really are a great company to do business with.
Don't hesitate..... they are trustworthy, honest, and very helpful. Their maintenance guy (especially Chad) are incredible. quick response and excellent work for a fair price every time. I am beginning to get more properties, and I will be having WCW manage those as well. They really are the best.
They are awful to deal with. They've lied to us on several occasions about fixing issues with our duplex. We had rabbits getting into our house from the basement because the foundation is crumbling and it took them months to fix it. They thought filling the hole in outside with dirt would fix it. Hello, rabbits dig! They also wouldn't fix a leaking pipe that was leaking on my dryer until I called the city and had them do an inspection and they were fined for not fixing things. Then we got a letter saying they were no longer managing our property and we now reported directly to the owner. But, the other side of the duplex is now open (family was told to move out because the foundation wall in the basement was coming in on them, which I found out from the plumber that came to our house the other day that had fixed stuff over there) and it's back on WCW's website for MORE money!!! They haven't fixed the foundation at all whatsoever, but yet they are charging some new family more money?! Also our duplex is wired wrong according to the electrician that came over because half of our sockets wouldn't work. It's a fire hazard. WCW wouldn't do anything about it and the owner didn't know a thing about it until I called him and told him myself. Run far far away from WCW.
WCW over the last 14 months have been absolutely terrible to deal with. The owner seems cluless, but not as much as his incompetent staff. If you need a propery manager to manage a rental home.....you would be foolish to use WCW. They totally ripped me and my tenants off. I'm filing complaints againts them for unethical buisness practices with the realestate board and the KS attorney general. Their website makes the claim that they are christian based.....not hardley. Some of the biggest crooks going..BEWARE!
