Don’t walk…..but take your mortgage and run from this place. We closed our loan and Evergreen was the servicing agent. It took me three emails (to Jody Hosterman) and one phone call from our escrow officer to obtain a pathetic looking welcome packet from Evergreen. No coupons, I had to copy them and change the dates. This was a first, never had to beg to pay a mortgage before so this was new to me. ;o Once this was squared out we were okay. The next fiasco was the payoff. We received a check with no itemization of how it was calculated as part of our interest refund. Really? People need to know how you came up with your reimbursement. So again, I had to call and ask for an itemization of our reimbursement. The reimbursement was correct but they had never mailed or cut a check for our impounds of $7,000. Interesting I thought. Watch your impound accounts folks.I began questioning this extra $250 “processing charge”. It was not on any fee schedule I had signed for Evergreen. Basically known as a “garbage fee” servicing companies love to just charge. I emailed the Branch Manager inquiring as to why I’m being charged this. The Branch Manager, Vicki Brunet stated in an email “Payment greater than $6,500 are charged a service fee up to .002 of the amount tendered. In the case of $3 million that could total $6,000. However we capped your processing fee at $250.” When I read that…..pissed would have been an understatement. This is utter BS because my note (which servicing companies have to follow) has no PREPAYMENT FEE or PAYOFF PENALTY. Quite clever actually saying a payoff is a “payment” to get you for the processing fee. Wow! I thought Frank Dodd Act and the amended RESPA act would have done some good but I guess not. After hemming and hawing over $250 they finally refunded me $125. Yes it’s a peanut of an amount but it’s the principle of what they are doing.
