The tenants that Cynthia president of Floyd management rented my house to did over $15000 damages in one year. She is more concerned about getting her money than the care of your property. The money is not worth it if the tenants she rents to destroy your property. I lost over a years rental income in damages, she got paid, lost nothing and does not care. Do not trust Floyd Management with your property.

I rented a property from Floyd in April of 2012 thru March 2013. Cynthia seemed very pleasant and professional. I soon learned that her intent was more about the money than my satisfaction. When I moved in the kitchen was very dirty, especially the refrigerator. I cleaned it throughly. When I told her I needed to move out in the beginning of February (for March) she became quite unpleasant. I asked her to please apply the security for my last months rent. She would not do this and tried to take me to court. When I went to the office to pay my rent she informed me that she had been trying to get in touch with me for she had good news. Someone wanted to rent my house, meaning that I would not have to pay the one month shy of my one year lease. When I left I made the mistake of having the water turned off a day before the movers were coming. (I moved to Mass, so this was a very big move). I called her and left a message that this was my fault and would not be able to clean the house and I understood that she would deduct this from my security. When I called her after 3o days she has refused to return any of my security deposit.
Let me also tell you that she has $300.00 for a pet fee in which my small dog is cleaner than some people and she also charged me $100.00 for I called her one day because I locked my keys in the house. One time I tell you! I found her to be very unfair and I would caution you as to renting from this establishment! I have contacted an attorney and when I told her about this business she was not surprised and told me that I am not the first to be misled by Floyd Realty.

We lived through a house fire which forced us out of our home so we leased from Floyd management..and truly I must say the staff was very kind and understanding.. our experience was very positive and friendly!
We have now returned to our home .. but really felt that Floyd management deserves a 5star review ...
And yes we did have our deposit returned in full..
Because all of our obligations to the rental home were done ...

I previously rented from Floyd and the President seemed like a very nice person who genuinely cared but in reality she did not care at all and just is about money. If you are African-American and you rent from this company they will not want to move you to a nice house in a nice neighborhood. They are very unprofessional and rude. I would never rent from this company again and I advise anybody thinking about renting from them to think again.

DO NOT RENT or turn property over to them. Reported to the better business Bureau! !! They are a fraudulent business!!!Do not do business with them ever !

I have to say that I rent from Floyd management also for a couple year ago. And I said that I will never rent from them again. The house that I rent from them wasn't a nice house, before I move in I told Ms Currin about the floors in the house, that the floors were coming up from the wall. Every floors in every rooms were mess up. I told her about them, but she never did any thing about it.She treated me and my sons terrible.. And when I moved out, I clean the house real good. But she wounded give my fifteen hundred dollar back. Said that I left the house in a mess, I know that she is lying ,cause my godmother came over too the house and help me clean up… So am advised anybody please don't rent a house from Floyd Management.

I have to say that when I decided to rent from Floyd Management I had high hopes that it would be a positive experience. Unfortunately that has not been the case. I was told that the "cleaning lady" had cleaned my home before I moved in yet I still moved in to a disgusting house and had to deep clean everything. My ceiling collapsed after a couple of months of me moving there and when the "maintenance crew" "fixed it" they took all of my wet towels, my shower curtain, and soggy bath mat and dumped them right on to my carpet! They did a sloppy job painting AROUND my shower curtain rod and putting up a new towel rack. I never get a call or email back in a timely fashion I literally have to make call after call and sens email after email to get a response for ANYTHING. I am not a difficult tenant I would much rather never have to talk to my landlord but Cynthia does NOT maintain her properties. I have substantial termite damage in my kitchen which has never been addressed even though I have mentioned it numerous times. Right now I'm dealing with horrendous utility bills because I literally have cold air BLOWING through the cracks around my front and back doors. I wish that I could stay at my current home and not have to move but I refuse to be treated like a second class citizen any longer. Floyd Management & Realty will be receiving my 30 day notice very soon. I advise anyone thinking about doing business with Cynthia to think twice.

They treat people terrible and takes their security deposits! Run!

Me and my sister both rent for Floyd Management and at 1st she acts like she is a carring person from Oxford and the she cares about the people that rent from her!!! LIE LIE LIE, she is very cold to you once you rent from her she does not care about anything but MONEY!!! if you get in hard times she is very hateful! and will take you to court even if you are only 11 days behind!!!!! My sister had fallen on hard times and she knew this and she did not care at all even though my sister called her more then once to let her know!!!!!! I would not recommend any one to do business with this person ever!!!! I know she will screw you as fast as she can! And for me I have a small business in Oxford and she does not care about that at all she puts notes on my door for my customers to see.... when we are late... So take my word do not do business with this person

My family and I rented a property from Floyd Management for almost 2 years. We unfortunity had to make a move to Texas due to illness within my wifes family. It was a very rushed move. I had already turned in my 30 day notice of intent to vacate and everything went on. 20 days later, we moved. I had already paid the rent for the month as I was on a month to month bases due to no contract being in place. I left a forwarding address and ohone number to be contacted at if there were aby issues. 42 days go by and I had to contact a attorney to get any information on where my $2200 deposit was. When we moved in, she told us that that had not had the chance to paint but they would when we mived out and it would be ok. We had a total of 4 leaks in the house and while each was fixed, my concern for mold was always there and when i brought it up I would be told that I have no reason to worry(my kids and wife stayed sick after the leaks!) When we moved on a Monday, we had 5-7 bafs of clothes and what nots that would not fit in the trash can. No food or food products, just clothes and such, so we put them in the gaeafe and left a note explaining this. We were informed Friday by my attorney that none of the money would be returned from our deposit because we didnt finish out the 30 day notice and the house was left in a "wreck". You are better off never dealing with this company. She has no care for you, only your money! Live somewhere other than Oxford as there is nothing there anymore anyway. Most people think they are rich and to good for you. Please please please, do not do business with this company, they are liars and theives!

Please be very careful when you give any money to Floyd Realty. I gave Cynthia $600 for a deposit and 4 days later I had a change of plans. I simply asked Cynthia the president of Floyd Realty to refund $300 of my deposit. She steadfastly said no and reminded me that I signed away that deposit based on her contract. I call this a thief and someone who values money over anything else!
