I went to get an appraisal on a property. Instead of using local recent sales in the area, Red Eagle Appraisals decided to only compare the house to three foreclosure sales in the area that were destroyed and all were sold as-is with no inspections and without utilities on. Not even the average foreclosure sale either, only the lowest selling properties. The house is not a foreclosure, it has been owner occupied for many years and it should not be compared to a foreclosure because this house would not be sold as-is and could be inspected and the utilities are on. Then Red Eagle Appraisals got the number of bedrooms wrong even though the Department of Revenue website clearly states how many bedrooms are in the property. They never entered the property, it's clear the photos on the appraisal report were gathered from the internet so why did they decide to change the number of bedrooms? As a result of these horrendous mistakes the property appraised for 75% less than actual market value. They wasted my time and money and I had to pay for another appraisal. Never use this company, I am filing a formal complaint with the State of Missouri Division of Professional Registration to do a full investigation so this company cannot hurt other home buyers and sellers.
