A: The permit process varies depending on the complexity of the project and which jurisdiction the project is in. Most projects require some level of drawings, but they may be as simple as a cabinet layout for a kitchen remodel or as complex as to include full detailed blueprints with site surveys, soils reports, structural calculations, energy use designs and solar power reports. The process can be legally managed by an architect, licensed building contractor or the homeowner or homeowner’s representative. The permit process is usually both more time-consuming and expensive than homeowners expect, so the full process should be discussed early to avoid surprises.
Bathroom Remodeling
A: This question is addressed on a per-project basis. Many homeowners choose to live in the house through kitchen and bathroom remodels. Larger and more disruptive projects, where second stories are added for example, I strongly advise the homeowners to move out. Under the best of circumstances, remodeling is a messy, disruptive and stressful undertaking. Not having a refuge from it can make it more so.

I began my professional construction training working for a local remodeling contractor during summer breaks while attending college. After graduating with a degree in American History from U.C. Santa Cruz, I returned to my summertime employer, where I continued working for four more years learning all aspects of construction: foundations, framing, electrical, plumbing, drywall, finish carpentry, and tile setting. During my construction training, I also discovered clients were looking for more than just a nicely completed project; they wanted a process they could understand and follow.

Most ADUs share the water service between the street and the primary residence. The existing service pipe may not be capable of providing enough water to both the house and ADU to meet the current code, therefore triggering an upgrade to the pipe between the shut-off at the curb and the house. Replacement of this pipe will have a cost as well as potentially disturb the landscaping.

She has extensive plant knowledge, drought-tolerant landscaping expertise, and resources to install hardscape that Kodiak Construction does not. (stone walls, cobblestone driveways, etc.).
