Framing
Nestled in the heart of San Diego at Qualcomm Way this 135-room, 5-story hotel is on a 3 acre lot. The hotel contains a range of suites, an expansive lobby, business center, gym, pool, breakfast area, offices, meeting rooms, and a guest laundry room. The structure consists of a concrete mat slab, structural steel and wood framing.

DavisREED was the general contractor during the $22 million renovation and expansion of the 76,000 SF Jamaica Bay Inn that transformed the Marina Del Rey property into a Caribbean-themed resort located on Mother’s Beach in the marina. The new hotel has a colorful porte-cochere that acts as a street-side landmark for the property, as well as a new lobby with a large stone fireplace and chimney.

Demolition
DavisREED was the first builder to ever be awarded a modular design-build contract with LAUSD. Additionally, the team’s participation in the CHPS (LEED for schools) program garnered the District more than $250,000 in state funding, which was awarded based on the superior CHPS performance of the building. Two modular projects were completed. This project entailed building a two-story classroom facility beside each existing elementary school in order to provide more classroom space for the growing number of students. Harbor City Elementary School also involved demolition, new parking areas, site utilities, and three portable classroom facilities and their foundations.

Within the past ten years great leaps in computer modeling of buildings have been made, to the point where we are able to virtually build the entire project, from excavation to MEP rough to finishes without even touching the site. davisREED primarily uses BIM for construction planning and coordination purposes. By determining the parameters that our staff and subcontractors have to work within, prior to beginning construction, we are able as a team to uncover tricky challenges that otherwise would have been left hidden without the aid of virtual design and construction tools, which translates into optimal quality control. Futhermore, BIM allows davisREED to more precisely schedule the project by accurately accounting for each piece of the material and when, where and how each of those pieces will be put in place. Similarly, this accounting of material and labor allows us to accurately estimate the project, particularly when the BIM is in a conceptual state and changes to the design can still be made for budgeting purposes.
This 5-star property included one 20,000 SF 2-story suites building with 18 units that entail full kitchens, outdoor patios, and a pool patio in each unit. This site also included a 25,000 SF full-service spa with a fitness and aquatic center.
This five-story project consisted of 150,000 Aggregate SF of classroom and administrative offices; 120,000 SF of administrative office space on levels two through five and 20,000 SF of classrooms and 10,000 SF future retail space on level one. The project utilized structural steel, masonry, metal panels, curtainwall skin, and aggregate pier foundations. It also included 1,200 LF tunnel extension, HVAC system fed by an underground high-temperature hot water tunnel and all related interior improvements. Interior improvements included classroom projectors, projection screens and telepresence room with webcam and fabric walls and related site improvements including large lawn and grass areas.
