Overall

Land Title Services of New Jersey did our settlement in Pennsylvania and did not prorate the taxes correctly and took over $500.00 and will not return it. Called and spoke to KEVIN COYLE He said too bad for you.

WILL FILE POLICE REPORT. BEWARE!!!!!!!

Overall

I wish I could have given them a rating that is commensurate with their service, which would have been A MINUS ZERO, but this tool requires the user to select at least one star. I give that star to myself for taking the time to write this review.



This is truly one of the worst companies I have had the unfortunate experience of dealing with. For such a major transaction as a property settlement, one would expect competent and ethical dealings, neither of which I received. Their errors on the HUD statement caused great financial hardship for me as well as a critical delay in getting my deed recorded. The person who did the paperwork made a mistake on the amount of transfer tax. We closed in April (2013) and she notified me in July of that year. Having to come up with another $730 almost 3 months after the closing was quite a shock. They said they would not record my deed until I paid them. I asked them to at least absorb part of it, to make up for their error. They were uncooperative and threatening. I finally sent them the money and thought I was through suffering hardship for their errors.

Well, here it is a year later. Just a couple of weeks ago (June 2014) I received a collections letter from a law group for overdue school district taxes ($1650+/-) and a hefty fine of just under $350. In checking into this, I discovered that our district bills in advance for the last half of the current year and the first half of the following year, in advance. I had just moved to the area and did not know the procedure. It is the fiduciary duty of the title company to thoroughly review the HUD and explain this information so that the buyer knows what they are paying for and what they will be responsible for, in regard to taxes for the calendar year in which the closing is taking place. Therefore, because of their error in the transfer tax, my deed was not recorded in time for the school district to know that the property had changed hands. By the time this company notified me of their error, the school taxes had already been billed to the previous owners and I knew nothing about it until June, 2014.

I contacted them and showed them how I am still being damaged by the aftermath of their error and asked them to pay the late fee. The supervisor, Kevin Coyle, basically said, ‘Your problem, not ours,’ which I must say was consistent with what he said a year ago when I asked them to take responsibility for their transfer tax error and lack of duty of care toward their customer.

I hope that at the very least, someone else will read this and not be damaged by this incompetent, unethical group. Their errors and their unwillingness to take responsibility for them will come back to haunt them one day.
