I hired PAP to manage 3 residential properties in the greater Raleigh area. I was deeply dissatisfied with their management services. When the property manager quit, they failed to notify me and they failed to put another resource on my account. As such 2 properties went unadvertised and unrented for 1-2 months each. This could have been avoided easily if they had just done their job. Also, they did not have keys to my properties, and had the audacity to try to charge me for re-keying them! Also, they kept the $150 pet fee charged to the renters of these properties - for what? They didn't conduct any additional cleaning. Finally, they were very uncooperative with move out inspections, barely even doing them, leaving me to literally clean up the mess. I spent innumerable hours escalating these issues to management, to no avail. The responses from all levels were unbelievably surly and confrontational. This complete lack of business professionalism should not go unnoticed. Avoid this business at all costs.

Been here twice.
Breakfast is quite good, but lunch is below average.
Prices are reasonable.
Wait staff is very nice if not as attentive as they could be.
Management is:
- rude
- non-caring
- very unprofessional
- only friendly to people they know
- unprofessionally dressed
