Brandy White Elk is the Broker and Owner of Innovative Real Estate Strategies. Her vision to open a company where she could actually help people in need is what started it all. She was a pioneer in short sale training and procedure here in Las Vegas. Around 2005, there was no formal training nor were there many brokers who would even allow agents to negotiate short sales in their offices. So she started to write manuals, negotiation scripts and course materials to assist other agents in the short sale arena. As a result, Brandy was asked to serve as an advisor for several banks when they were implementing their short sale platforms. She has trained over 8,000 agents, loss mitigation negotiators and business affiliates on short sale procedures, REO best practices and BPOâ€™s.
Brandy and her team have negotiated and closed over 315 short sales in Nevada with over $62,000,000 in mortgage debt forgiveness. Taking care of the homeowner and doing everything possible to negotiate with the bank to waive all deficiencies is paramount. In addition, she implemented a recovery plan to support homeowners in rebuilding their financial future once the short sale transaction is closed. Due to Brandyâ€™s leadership and inspiration, IRES has become forward thinking, compassionate and most of all accountable to helping homeowners across the valley in their desperate time of need.
Her book of business consists of short sales, REOs, property management and a strong investor portfolio. She still teaches classes and recently opened a new training facility to serve and educate homeowners.

Where do I begin? We were put in a tough position from our current landlord and had a limited time to decide whether to buy or rent a home. Brandy and her fabulous team stepped in to help. Not only did they provide us with ample homes to review, both renting and purchasing, but they followed up. The other important detail that we often don't find these days is they LISTENED to what we needed and made sure they did not waste our time. We decided to rent and found a home that we really liked, Brandy was able to negotiate my small dog, postpone a move-in date and get a fridge in the house!! We began looking for a retirement home in the Las Vegas area in 2010. I called Innovative Real Estate Solutions (IRES) based on a short sale listing, and a quick conversation with a lending agent. Meeting Brandy and her team was one of those "golden moments" that you look back on and for which you thank God. We have bought and sold a lot of homes in our life, so we know good real estate agents from poor ones. Brandy, and Russell Arnold, are world-class. We bid on several homes that we did not get, changed areas we wanted to look at repeatedly, and finally in 2013 we found "The One". And we are deliriously happy with it! What a professional team at IRES! I did a short sale with them, I never wondered what was happening because they were in contact with me on a regular basis, I always knew what was happening and what to expect next. Communication is key and they know it! It was not an easy or a happy decision for me to make to short sell and with their awesome attitudes, mine soon changed and I began to look at the future and not at what I thought I was losing.

I am a renter of one of IRES's properties. It took then all summer to fix my AC and when I asked about compensation, because temperatures here are excessive in the summer, they claimed no fault! Taking all summer with a tenant having to call regularly IS excessive. Also I pat $100 a month for lawn care and on several occasions no one has come out to mow the lawn. I called to let them know so that no HOA violations would occur, there response was "you can now it if you feel like it needs it." What?! All normal wear and tear of the home is the tenants responsibility, so anytime aomething breaks, I am charged $75. I've never rented a property before where I have to pay for normal wear and tear. Something I personally damaged I could see having to pay for, but normal wear and tear?! That's insane. And when you call, someone will pick up and not even say hello! The property manager I deal with is utterly rude in both email responses and phone calls. She treats your calls as if you bothering her on her free time, instead of treating it as what it should be, her job! When my lease is up I will never rent from IRES, nor will I ever recomend it. By far, IRES is the worst rental company I have ever had to deal with.

I was told by Brandy White to call Daniel Dolofan to schedule a viewing of the property not only did he not show but he never called me back to cancel or reschedule. I will be reporting Innovative Real Estate Strategies to the BBB I will also file complaint Southern Nevada Regional Housing Authority (SNRHA).
