No air conditioner. Uses chiller that works by evaporating water to remove heat. Very slow chiller system cools to 93 degrees F when outside is 115F. Does not work when humidity is high so inside temperature gets easily to 95F or higher.

Write this down before you inspect the apartment around 1pm to 4pm when it is really hot outside. Check the room temperature and the preset temperature of the white Honeywell thermostat on the wall near bathroom entrance. Check the cheap 99 cents air filter nearby too.

A lot of dusts and mold have collected in the air ducts after bypassing the cheap filter. They blow out when the chiller fan turns on. You get flu-like symptoms like headache, sore throat etc at the end of the day.

Once a month, the maintenance man will come in to change the air filter and check for un-authorized tenants after a 24-hour notice.

The water is very hard, full of dissolved minerals. It deposits a hard white scale on the floor, bathtubs, toilet bowl, shower walls etc that must be removed with acids with a lot of manual scrubbing.

$25 late fee for rent paid one day late. $5 per day after that.
