"It cost so little to protect so much" Asphalt pavement deterioration is primarily caused by weathering, oxidation Our sealcoating process consists of 5 steps: 1. POWER EDGING - Cutting away unwanted, overgrown grass and weeds from the edges of the asphalt surface giving a very neat appearance. 2. POWER CLEANING - Wire brushes/brooms are used to loosen up all debris on the asphalt surface and in cracks. Power blowers are used then to blow the surface clean. 3. OIL SPOT PRIMING - Petroleum spots are cleaned and primed to improve adhesion of sealer. 4. HOT TAR CRACK FILLING - Rubberized crack filler is heated to 400º F and poured into cracks 1/4 to 1 -1/2 inches wide and 1/4 inch deep. This is equivalent to the process used on our city streets. The hot rubber will retain its elasticity during repeated freeze/thaw cycles. Cold pour able crack filler will become brittle and break apart after cold weather. 5. SEALCOATING - Our sealer is a commercial grade coal tar emulsion base sealer which meets and exceeds RP-355e specifications. The sealer is a slip-resistant formula with silica sand and rubber additives. This allows for maximum penetration into the pores of the surface. The sealer is applied with a 36 inch brush thus also providing maximum penetration versus spray applications. Finally, we barricade all access to the sealed surfaces. Line Stripping and Lot Marking: To help preserve the flow of traffic on a parking lot, we can either re-stripe the existing lot markings or lay out new markings to improve flow or add spaces.
