Landscaping and Fencing

Irrigation Systems
This project consisted of interior renovations to a Catholic Charities homeless shelter in a 100+ year-old building in the Old and Historic Alexandria District. APM provided their Professional Project and Construction Management services pro-bono in support of this project. As a part of the renovations, the sprinkler and fire alarm systems were upgraded to meet current codes, and the HVAC system was replaced. The primary focus of the remainder of the renovations was to drastically improve the quality of the living quarters on the second and third floors, which included new carpet, paint, light fixtures in the bedrooms; and gut and replace the bathrooms and laundry facilities. This project has some unique challenges. Retrofitting the new sprinkler system into the existing wood-framed structure proved difficult. APM closely coordinated with the GC, sprinkler subcontractor, and the City plan reviewer and inspection officials to achieve an acceptable system. Due to the age of the building, multiple existing conditions were discovered that required rapid solutions and corrections. At the beginning of construction, it was discovered that the building required a new 6" fire line to be installed from the main in the street. APM coordinated with the City to achieve approval, and then with Virginia-American Water Company to install the new line in a short time frame, to prevent an impact to the schedule.

Porches
This is an affordable rental apartment building to be constructed next to the planned Erickson Senior Living continuing care retirement community. The 4-story building will house 80 age-restricted units meeting the affordable housing needs for seniors in Fairfax County, Virginia. APAH is providing many amenities such as: community spaces, fitness center, business center, and front porches for the tenants. Erickson will provide shuttle services to-and-from the campus and the affordable units for ease of residents to visit and access all services. APM was brought on early in the design process to assist APAH on procurements, budget development, and to ensure VHDA design requirements for financing were met.
Residential Roof Replacement/Installation
World Wildlife Fund's mission is protecting the future of nature and is committed to promoting sustainable approaches of the use of renewable natural resources, and is dedicated to environmentally sensitive construction. As part of their LEED Platinum Program for their existing building, APM was called on to develop one of the larger green roofs in the Washington D.C. Area. A 5" retrofit extensive sedum green roof done in conjunction with a roof replacement to promote efficient use of resources, energy and the maximization of environmental benefits was the final result of many hours reviewing multiple concepts. WWF's green roof mission is to promote efficient use of resources and energy and the maximum reduction of pollution to provide a green habitat and nesting areas for urban birds, butterflies and other insects. The aim is to also restore the ecological and aesthetic value of urban open space and satisfying the aesthetic needs of people looking down upon the roof from adjacent buildings. The extensive sedum roof also provides environmental benefits such as heat island reduction, storm water management, some carbon off-set and possible particulates mitigation. The combination of various sedum species, specially formulated soil and a retention mat contributed to a 50% reduction in the amount of stormwater leaving the site (or 677,000 gallons/year). By reducing runoff, the green roof decreases the amount of contaminants that find their way to local water ways. Reduced runoff also helps decrease erosion and downstream flooding by decreasing the amount of water delivered to waterways during storm events.

Masonry
The Central Plant and Site Hydronic Piping project can be defined by three main parts: Central Plant, Site Hydronic Piping, and Building Tie-Ins. The Central Plant portion of the project consists of a 4,034 SF addition to the existing Maintenance Shop and includes the installation of four (4) boilers, two (2) chillers, three (3) cooling towers, and associated pumps and piping. It also includes office space, file room, and conference room. The Site Hydronic Piping portion of the project is a four pipe system consisting of ~10,000 LF of hot and chilled water piping ranging from 1-1/2" to 10" in size, in ~2,100 LF of trench connecting the new Central Plant to ten (10) campus buildings. The Building Tie-in portion of the project consists of stubbing the four pipe system into ten (10) campus buildings. The scope of the work inside each building ranges from just stubbing the four pipes inside the basement wall for future connection to demolishing the existing steam to hot water converters, boilers, chillers, cooling towers, pumps, and piping in order to connect the new four pipes to the building distribution pipes. While this project is not a USGBC LEED project, sustainable design practices were employed and include a green roof and green screen around the cooling towers. Challenges: There are two main challenges for this project. The first is the new site hydronic piping parallels and zigzags across the main campus drive, which runs through the heart of the campus. This will severely affect the Seminary's operations from a pedestrian and vehicular standpoint since the Seminary operates seven days a week. The second main challenge is performing the tie-in work in the existing buildings. Several of the existing buildings date back to the mid-late 1800's, so their basements and/or crawl spaces are extremely small and already tightly constrained by existing infrastructure. Many of the foundation walls (exterior and interior) are constructed of four masonry wythes further restricting available space and necessitating a very high degree of as-building and construction coordination in order to install the new four hydronic pipes.
