        Beware of Brad Cain, if he represents the seller...avoid doing business with him if at all possible. He stepped way outside the role of a real estate agent. By the Seller's own words, Cain gave derogatory advice about the offer. He didn't follow proper protocol in handling the offer, the counter-offer, or the rejection. He delayed presenting the offer until it was very near the end of the offer's time limit. I believe he played a major part in having the offer rejected. Because Brad Cain didn't follow proper procedure, I have no proof that Cain even submitted the entire offer to the seller. None of the paperwork submitted was returned with the seller's signature. I do know that he submitted to the seller a paper with derogatory remarks about the offer. It appears that if he doesn't like the offer he will do what he can to get it rejected.
