Overall

I wish I could give them a zero star rating. This is hands down the WORST property management I have ever worked with. Rarely do any of their employees answer the phones, and when they do they are almost never able to answer any of your questions. If you have any sort of question or maintenance request make sure you call at least a week before you need help because it will take that long to get an answer.

We called about water spots on the ceiling in two of our bedrooms. After weeks of waiting the maintenance guy they sent out was VERY concerned with the amount of water damage and wanted to take a closer look, he said he'd set up a time with TAB to come back. In the next year no one ever followed up about the water damage.

When you move out they will charge you with anything they can think of.

Bottom line do not rent from them, the properties may be nice but it does not make up for the headache you will deal with the entire time you live there.

TAB is greedy and unresponsive to their tenants. We have had moisture issues in the unit since we moved in. We let them know multiple times but they have done nothing. Now there is mold growing on our personal property and they refuse to replace it. We are willing to work with them and tried to clean what we could but want our mattresses replacedespecually for my son who has bad allergies. They have lied about our correspondence with them. We are moving out because it is so bad. Please steer clear of TAB, they do not treat renters well. If something goes wrong they are not willing to do the right thing. I would give them zero stars if it was an option.

Overall

- they keep increasing rent

- maintenance enters your apartment without notice

- spelling mistakes in letters and leases

- very unprofessional

- the apartments next to theirs in Johnston (built by the same company with the same layout) are $200 less

- they do not give out lease renewal notifications on time and assume automatic auto-renewals (this is against the law)

- they will try to take all your deposit (make sure you have proof that you cleaned)

- they change leasing agreements on you and add the changes in the next year (gray area - but against the law)



my recommendations: do not sign any agreements/leases/forms with Tab Properties. You will find yourself in an environment of scams and tricks.

Overall

Tab properties does not care about its handicapped residence. When we had the big snow storm they took 3 days to get the snow cleared. They never answer the phone when you call to let them know of issue. I will never rent from tab properties ever again. I am want others to know to never rent from tab properties. The building were built poorly and there is signs of moisture in the apartment and now is growing mold. Have called several time and they have done nothing about it.

Needs onsite management

We orginally signed our lease with Metro, for the Adamridge apartments in Johnston. But then about 1-2 months later Tab Properties bought our apartments. Our biggest complaints were: no management onsite; neighbors not following the rules we all signed when moving in; VERY limited parking; paper thin walls. When we originally looked at the apartment, we asked if there was assigned parking or a limit to how many vehicles. The answer was no to both questions. They come with a garage which was perfect for us to keep our motorcycles in. Plus we had 2 vehicles to park in the lot. Tab properties assigned 1 space for each apartment and said we had a garage for a reason, that it should be used for a second car and not storage. Keep in mind that the apartments have no storage space at all! Also they did this with out providing an extra lot/area for people who are visiting. Twice I came home after work overnight at the hospital to find someone parked in my "assigned" spot. Good luck figuring out who's car it was. The second issue we had was kids screaming...not yelling..screaming at the top of their lungs in the walkway/staircase area, which echoed and was against the rules for kids to play in the entryway. They also would play soccer and football right next to the building, which resulted in them hitting my living room window (on the second floor) TWICE! It was so loud I thought the window was going to break. The ball also came flying up on my deck (also the second level ) hitting my grill and table. The management had been notified each time..but that didn't fix anything. They said they would deal with the neighbors, but I'm not sure they did. Kids would play street hockey in the parking area right next to our parked cars. Which was also against the rules. I have a brand new car that I didn't want a hockey dent in. I won't even talk about how paper thin the walls are. Let's just say I named my neighbor "sir hacks a lot" because every morning he'd start hacking up a lung, and it sounded like we were in the same room. I also could tell you what his phone conversations were about. The biggest issue is Management not being onsite allows people to do whatever they want and no one there to enforce rules. They have one lady who works for them living out there but one of the kids breaking the rules was her boyfriends kid. So nothing got done about it. We had planned on staying there for a couple of years, but changed our minds after 6 months. We moved out when our year lease was up. I couldn't get out fast enough! The move out process was fine and we got our entire deposit back, but we cleaned it perfectly. Also we gave almost a 60 day notice. We're much happier at Providence Pointe, management is onsite :o)

I am a mother of two and we rented from metro property (who are awesome!) and then, for whatever reason, Tab bought the property. The landlords live onsite but the office is a mile away. They call themselves "onsite landlords" yet when I was in need of a key Jenna husband Jeff yelled at me on the stairway for asking. It took two minutes and I returned it right away! Then when my husband lost his job we advised them we would be late on rent a couple times but they do not care. If you are past 14 days they take you to court and you are charged with a $576 attorney fee, unlike other places who take you to small claims and its $120 (I found this out through research nit experience as this was our first time ever going through such a hardship that caused us to be late). There are other things we dislike but what's happened lately is we told them a few months ago we are moving out and asked three times for a form that we needed to submit for our 30 day notice and the move out criteria wich we still have never received. Two weeks before our 9 days before our 30 day mark they mailed and stuck a non renewal letter on our door. I wrote up a letter for my 30 day notice since I never got the form, mailed it to them and their office, put one on their door, AND walked into the office where a man signed my documentation saying they received it. The next day we got a copy of the letters back saying we are too late.

They are rude

They are sue happy

They are inconvenient

Jeff the husband and maintenance guy, yells at women,

They are jacking up the rates by $100 or more!

The late fee is $100 as well

They will rob you every winch way.

When they bought robin hill apartments they fired my friends parents, who worked the office for years upon years on the same day AND she had cancer at the same time!!!!

HORRIBLE COMPANY!!!

HORRIBLE LANDLORDS!!!
