New Construction
The two-phase demolition of the original Brown Hall began in 2015, keeping two thirds of the existing building occupied and operational and also keeping the main central heating and cooling plant online. The phased demolition minimizes disruption to the faculty and staff while the new Brown Hall was under construction. Once the new construction was complete and the staff and faculty were moved into the new building, the second phase of demolition commenced. The safety of all parties in or around the existing building during demolition was of utmost importance, as campus remained fully operational.
Demolition
Norfolk State University provided a framework for how to implement the university’s strategic goals in relation to facility needs, with one of the primary goals to create a focal point on the campus. SBBCC successfully executed this vision by constructing the Main Campus Quad, which included construction of a new library, a new nursing and classroom building, a communications tower, renovation of a performing arts center, and a new state-of-the-art academic classroom building. These projects were built in phases, with significant overlap, on very a tight construction sites and required complex scheduling and subcontractor coordination on an active urban campus. Throughout this continuous 7-year demolition, construction, and renovation period in the heart of campus, University operations remained uninterrupted and students, faculty and staff have had safe access to buildings within just a few feet of construction. All of the projects were completed on schedule and/or ahead of schedule and within or under budget.

After reviewing the NSU Master Plan, Commonwealth Architects (Architectural Prime), S.B. Ballard Construction Company, and Niles Bolton Associates (Design Architect) designed a residential facility that complements the campus and architectural aesthetic. The exterior façade combines the university’s standard red brick with fiber cement panels along with glass curtainwall and precast concrete accents for visual interest. Several areas of “green space” were added around the facility, as well as extensive pedestrian walkways.
