Our apartment was only managed by Lapham for about a year before it was purchased by a new owner and switched to another management company, so I cannot comment about their moving out procedures. However the few problems we had during that time were take care of quickly and efficiently by them.

I had an issue with my toilet leaking water and my heater not working. after leaving a message on the maintenance line, I received a phone call the same day and a plumber and technician were scheduled to come the very next day. I have never experience such prompt service from a landlord/management company before.

I had lived in seven different apartments during my time in Berkeley with nine different property management companies and Lapham was one of the best. They were very helpful and flexible when we were looking at apartments and signing the lease. Thank you!

I haven't had any issues with Lapham. Lapham has been surprisingly great especially considering their size. Ive been in a Lapham-managed building for four years and everything has been fine. Ive had 4 apartments in the Bay Area and found Lapham to be the best by far.

They were pretty good to me. I rented on Macarthur in Oakland. I never saw any rodents and mt apartment was clean and safe.

Lapham Company used to manage the building I live in. Since the new manager took over, we have had lots of problems. Recently, I called Lapham to ask advice on how to deal with the new management company. They were happy to inform me of my rights as a tenant and what I should expect from the new managers. I have to say, I miss having Lapham around.

I've been in my current place for about half a year and I've found the contact I've had with Lapham to be competent and fair. When something is broken it gets fixed. When something is wrong they do their due diligence before being in touch.

I dropped by the Lapham Office today to drop off my rent and I have to say, when I stepped back to think about it, its pretty cool that they probably have lots of people who stop by and pay the rent, and despite that the rceptionist knows my name. An she greets me with my name and she smiles.

I have lived with Lapham for two years. Generally, they have been a good management company - responsive to service requests and easy to deal with. The two building managers we had during my time here have both been decent guys.

I have been renting from the Lapham Companies apartment complex on Lagunitas Avn for the past year and have yet to have a negative experience. Never needed to request a repair so I can't speak to there responsiveness, but that's a problem I don't mind having. The landlord Rose and her husband live in the same building and I have never had reason to complain. I moved into an apartment with new carpet , new cabinets, new counter tops, and modern windows. I pay my rent on time, and have never been bothered by the property managers. Once ever other month or so will receive a note from the landlord letting me know that the water Will be hit off for a few hours or some other maintenance will be occurring during work hours, which is always fine for me. The building is safe and things are quite at night. Many of the people in this building have been here for 5-10 years. Overall clean, safe, living environment.

I must day, for being such a large management company, they sure do have their act together. So far that is. I've been with them for a month and it's been great! My agent gave me a couple days free rent when I started, which completely helps out. They are nice and their properties are amazing.

Thought I'd write this review mostly because it is such a relief to be rise of the Dewolf regime, You don't know how bad a management company can be until a good one is hired to replace them!

We had a good experience renting a Lapham managed apartment, and found them to be honest and conscientious in the conduct of business. Their agent showed us a couple of places in Oakland we mixed, then showed us a beach apartment in Alameda we loved. We lived there seven years and moved recently. In spite of the fact that time and energy ran out on me after a long-distance move (Texas y'all) and I left a significant amount of the cleaning to be done, they took a reasonable amount from my security deposit and returned most of it. I would't hesitate to rent from them again.
