STAY AWAY! As a guy who pays bills automatically electronically with no kids, pets, smoking or any other bad habit, I thought I would be an appreciated tenant. Actually, I was appreciated at the first company for the house I now occupy (for 30 more days) before they switched companies. I can honestly say that I have never, even once, in my life had a negative interaction with a property management company until this one. That's through 11 moves in my 14 years.

UNCOMMUNICATIVE/UNCOOPERATIVE:
I cannot say anything positive about this company with the exception of the poor ladies who do everything they can to avoid the altercations tenants have with the owner here. His name is Matt Botha, and he is absolutely unreachable and uncommunicative. This is the owner who has not returned a single call from the 6 professional messages I've left over the last month and a half. He does not care about tenants. Matt is not a guy who can look you in the eye. He won't return your phone calls. You have to go stand on his desk to talk. He will not have a conversation with you.

GREEDY:
I rented this place for $200/month over its listing a year ago, because we had only a week to secure housing. Yet, they're already bumping the rent up. This is going to cost their CLIENT, the owner of the house, money because they will have to lower the rent or let the house sit on the market, not to mention it will cost them the process of relisting. I look forward to see the listing price and/or time it will sit on the market. I also truly believe they back dated the rental increase to give the impression it was sent more than 30 days before lease end. Dated 24 May, I received it 11 June,18 days before lease end and just a couple days after speaking directly to him. Not coincidence.

Numerous reviews document unreturned security deposits. Feeling certain that the owner is untrustworthy and greedy, my lawyer & I intend to do this by the book. I've requested a move out pre-inspection by CA law. I will have my documentation and evidence of the condition prior to move-in, will fix any non-wear/tear damages I caused, will pursue every appropriate legal endeavor if Matt mishandles me, and will report back for better or worse of the experience.

MAINTENANCE ISSUES:
I'd credit them for being responsive to maintenance issues as they quickly resolved a problem with the fireplace, but after a golfer broke my back window in March, it's July, 4 months later, and so far it remains untouched. I have reported this multiple times since then.

If you've read this far, I'm sure his response will be about how I acted inappropriately before giving up on him. Unfortunately, I did. Of course, he's blowing that out of proportion, but more importantly you're here to read about Matt's business, not me, and his lack of service, and utter failure to communicate for the preceding months drove me to the boiling point on the final day of my lease. I don't trust him, don't respect him, and cannot do business with him anymore. Neither should you. Avoid the entire situation! The ladies literally said, "No comment," when I initially asked whether his inability to communicate was professional. That was surprising to me. I guess they've gone through this more than once. After being cut off several times, I unfortunately swore at them prompting them to call the police, which was unnecessary but understandable if they felt intimidated big guy who was visibly frustrated. I came back several hours later in humility, apologized to both of the ladies I had spoken to in anger -- I truly am sorry for venting my frustrations with them instead of Matt. Matt, of course, wouldn't talk. Just told me to leave again and called police. Wow!

After confirming with the police that I had a right to do so, my last visit was to deliver my 30-day notice and ask for a pre-inspection. Matt refused a pre-inspection date, and now we'll progress through this process to the letter of the law.
