Absolutely HORRIBLE! Glad they lost our house owners business. My husband was cursed out over the phone by Ken, the issues we were promised would be taken care of when we moved in never were, had to go to the city codes enforcement to get anyone to listen to us. Our pet fee was 5 times what our neighbors was. Our carpet has a square in the middle of the living room because they patched it with worse carpet. We had several fees added to our account that we would have to call about. Which was difficult because no one ever answered. Just awful.

I am currently renting a property from RKS. They are HORRIBLE at returning both calls and emails. They are incredibly unprofessional as well. They moved locations and didn't notify any of their tennents. The only reason we found out was because my roommates check was returned. I called three different numbers trying to find them and when I finally did, the leading agent lied and said she'd called and left messages with all my roommates, when all three of us had no missed calls and no voicemails. This is only one of many incidents including overcharges and unauthorized money being withdrawn. My roommate that moved out has YET to get back her deposit or have the room checked out. They are incredibly suspicious and I wouldn't reccommend renting ANY of their properties.

This company manages a house in my neighborhood and has for several years. This has been the only rental house until recently because this neighborhood is more established. The owners now live out of state due to a job change during the lowest point of the housing market, so they couldn't sell and recoup what they had spent. We have recurring problems with upkeep when the house is vacant. The last person moved out four weeks ago to the day today, and the lawn hasn't been mowed since before the last person moved out. It is a terrible eyesore in our neighborhood. If you are researching property management companies, look elsewhere, because your house will not be cared for if you ever want to sell in the future. The last renter even had to cut a tree branch that had fallen down before they moved in. The branch was large enough that there is still a stack of firewood after a year.

We have had ongoing issues with this business adhering to the owner/agent contract. They seemingly lack the ability to return phone calls or emails in a timely manner, and we have had consistent frustrations in solving any problems that arise. We are wishing at this point that we had gone with a different company all together to manage our property.
