The I-29 Office Complex consists of two twin 12,00 square foot buildings. The building consists of concrete Foundations, structural steel frame, with structural metal studs. The outside finishes are a combination of brick, metal panels, and E.I.F.S. The interior walls are all metal studs with drywall. Some different tenant improvement projects have happened over the years on both buildings. The majority of all the work on both buildings were completed with our own forces.
Framing
Innes Construction has been one of the leading general contractors in the Grand Forks area for the past 50 years. Because we have held tight to our self-performing work, our employees get to do a wide range of activities. We will self-perform demo, concrete, wood framing, metal stud framing, structural steel, metal siding, doors, frames, hardware, windows, cabinets, finish carpentry, and bathroom accessories. The majority of our core group has been with Innes for over 10+ years.
Cabinet Installation

New Construction
Using a Traditional General Construction Contract means that the owner has engaged an architect who has completed a set of design drawings and specifications for the project. Innes Construction will provide the owner a fixed fee price to do the work. The price is strictly specific to the requirements of the design. Innes Construction will construct the project using their own work force for the bulk of the work and sub-contracting specialty tasks as required.

Landscaping
This building consisted of a 8,000 square foot print. The structure was a steel frame with metal studs and a brick and block veneer. The combination of different roof lines, metal panel parapets, and the incredible landscaping would make this building stand out in any location.

Window Installation/Replacement
Siding
Innes Construction has build three new stores for Happy Harry’s and remodeled the strip mall they have. The new buildings consist of 12,500 square feet of retail space. It is constructed out of exposed architectural glulam beams. The exterior is red cedar siding with a cedar shake roof to make them look like an old style red barn. Happy Harry’s Bottle Shops have been a valued customer over the years and is one of the premier liquor stores in both Grand Forks and Fargo. The design of their buildings definitely makes them stand out in the communities.

Carpentry
The Ag Innovation Campus is a project consisting of 19,000 square foot precast concrete building, a 4,500 square foot pole barn building, two grain bins, seven holding tanks, and an oil containment structure all located on the 484,000 square foot site. This project has brought almost every aspect of building into play, from precast concrete to carpentry to metal construction, there is a lot of action going on at this site. Scheduled to be completed in the Spring of 2023. It’s always fun when you can incorporate different building techniques all on the same site.
Insulation
Innes Construction is a self performing general contractor and construction management who have been providing services to Grand Forks and the surrounding areas for more than 50 years. In those years, we have completed a vast range of projects including hotels, restaurants, banks, auto dealerships, strip malls, schools, and multi family apartment units. Our workforce specializes in concrete, carpentry, structural steel, insulation, metal siding, metal stud framing, specialties, doors, and hardware. There are two great benefits to using our own personnel. The first is the ability to control the schedule. Because we self perform a majority of the activities that are critical to the timely completion of a project, we have the ability to increase manpower as needed to keep the project on schedule. The second advantage is minimizing cost. Self performing work eliminates costly subcontractor fees, delays, mistakes, and overages. We pass that savings on to the owner before work even begins. By setting our objectives high and constantly achieving our goals, we leave our customers feeling confident that Innes Construction is the best choice.
Masonry
Choice Financial bank is a 18,000 square foot two story building. The first story of the building is where the bank is located and the second story is more office rental space. This building was constructed from CMU Masonry and shows off a unique standing seam copper roof. The design of this building makes people turn their heads when they drive by. A great relationship was formed with Choice Financial during this project and that relationship continues on to this day.
