I created an account just for this. I never write reviews, but I will for Adami & Associates, Inc. All they want is your money and they'll take it from you however they can, including punitive fees and spurious charges designed to keep your security deposit. I advise not renting from them, or if you do, work closely with the Texas Tenants Union, document everything, and don't be afraid to call a lawyer. You might need one.

Although the property was fine, the maintenance guys were pretty nice, and maintenance issues were dealt with relatively quickly, Adami did their best to blame me for each one and charge me. I had trouble with air conditioning in the summer and it wasn't dealt with until the air conditioner finally died. I was later held responsible for the marks they left on the walls and ceiling and deductions were taken out of my deposit. Adami levied punitive charges any time they could, making them due immediately and threatening action if they weren't paid. They also kept a list of all the things they deemed were "bad" and used it as a reason not to afford you the same rights as another tenant. And, to my continued bafflement, they charge a $500 pet deposit PER PET,$250 of which is non-refundable. Yet, the mandatory carpet shampooing and de-fleaing comes out of the REFUNDABLE part...which then makes it non-refundable?

But these problems are relatively commonplace, if not problematic and extremely expensive. The issue that prompted me to write this is that their residential property manager, Tracy Nichols, is awful. She's rude, she's unprofessional, she's petty, she's pushy, and she will do everything in her power to make you miserable if you cross her.

And Tracy, since I know you are reading this and you can't wait to provide your list of things I did wrong and how you think my case is frivolous, I think you should first stop and wonder if, instead of everyone else in the world being awful and stupid, maybe the problem is you.

Just as all the other reviews state...this place is awful. I would rate it lower if possible also. Rented this place along with another college student. The place was old, run down, dirty carpets, no AC for several days in August. Rental co. did not care. Wouldn't even put a ceiling fan in upstairs over 100degree bed room. Had us pay for a new fence for dog to have a way to go out. Lots of broken issues including standing water in garage that never got fixed. Property manager worst person ever dealt with in my entire life!!! Owner is too much of a coward to even reply to emails. Forget about ever getting return phone calls. These people take full advantage of college age students. They will take all your deposit money, keep it, regardless of condition of property upon vacating, and in addition they will COLLECT ADDITIONAL FEES AND THREATEN TO TAKE YOU TO COURT IF NOT PAID, in order to make renovations to property before next person moves in. They totally extort money from college students and won't even walk thru the place at end of lease with you after you request it. STAY AWAY!!

10 Reasons Renting from Adami and Associates was a Nightmare: Save yourself the headache and go with someone else.

1.The house was dirty when we moved in (hair, old food, broken glass in drawers and in cupboards).

2. Failure to return our deposit in 30 days. It’s been 46 days but I’m told it’s in the mail.

3.Unprofessional and rude staff: When I told Tracy Nichols, at the end of an awful struggle to get our deposit check sent to the right place, that I wanted to send her boss (John Adami) a letter to report our dissatisfaction with her lack of professionalism and negligent behavior, she ended a long-winded response with even more unprofessionalism, “I’m really not sure what has happened or is happening in your life to make you hostile and bitter….” Apparently having high expectations from the people I rent from makes me hostile and bitter.

4.Maintenance delays.* We had big cracks in our front door in the middle of summer. We submitted maintenance requests that took 3 weeks to resolve. When I submitted more than one request I received a snappy email to, “refrain from sending duplicate requests over,” from Tracy Nichols, but still had to wait weeks to get it fixed.

*I will add that the guys doing maintenance are great--the only redeemable quality of that company.

5.Unresponsive to calls: I don’t think Tracy Nichols ever answered her phone. Emails, yes, but not phone calls.

6.Cockroaches. They do not offer pest control. Of course they were quick to respond to that request. We had to pay to remedy this even though we had not lived there long and they were pre-existing. Not just the standard-everywhere-in-Texas cockroaches that come in searching for water. The kind that live in the house.

7.Unscheduled major repairs. Repair people showed up to do major work and we were never notified. Roofers and painters. My husband worked from home, so having workers on the roof would have been good to know in advance.

8.Exorbitant pet fees: $250 per pet non-refundable deposit. And the required carpet cleaning doesn’t come out of that portion. It comes out of the other $250 “refundable” portion.

9.Unprofessional and rude staff.

10.Did I mention how unprofessional and rude the staff was?

If I could go any lower I would... We were extremely pleased with the property, its convenience, etc. (Thought the price was a little high). But thank God he unveiled the true Tracy Nichols to us before we moved in. She is extremely unprofessional and threatening, she made multiple accusations of me and my hispanic roommate before we had even begun to sign a lease. She never answers her phones, her email ettiequte is absolutely horrendous and I am unsure why John Adami allows her to run his business into the ground. She is rude, vulgar, lacks any kind of tact, and alienated us from the beginning... Then finally told us that "[she thought we] would be best living somewhere other than any of [their] properties." This is quoted directly from the email. READ THE REST OF THE REVIEWS AND SAVE YOURSELF FROM THIS HORRIFIC WOMAN.

If I could leave a negative amount of stars, I would. Although the maintenance team was quick to come by with every call, the actual property manager, Tracy Nichols, is VERY rude. She would always enter the rental without knocking and was very fake every time she interacted with us. She refuses to help and is extremely rude and disrespectful to college students. I would never rent from them if I could take it all back.
