They will do anything to get you INTO their properties, then rob you blind when you move OUT!



Have rented from many property management companies during my lifetime, but have NEVER experienced anything quite as crooked as their move-out practices! When my daughter moved in, we had no idea what the previous tenants were supposed to have done on move out, so we CLEANED: painted some trim, re-caulked moldy tub trim, replaced missing bulbs, cleaned the oven and burner pans, washed filthy baseboards, etc. Apparently, all of t his should have been done by the previous tenant, because we received a 1 1/2 page, single-spaced list of what needed to be done when she moved out, including moving the REFRIGERATOR and mopping underneath! (I can promise NO ONE had done that in years in this apartment!)



I own/live in a home very near the property my daughter had rented. After spending hours making the place spotless (again), I ran into the property manager - Robin - several days after my daughter had moved out and we had cleaned - who said we would have to pay $150 for a flea treatment!!!! She mentioned that another nearby unit had the same problem. Overlooking all the questions I had regarding whether they were actually there when she moved out, since I had seen several men go in and out in work clothes), I asked if I could hire my own pest control person, and was told yes, as long as they guaranteed their work and would come back if needed within 30 days. My guy was there the next day.



A month later, I receive a check for part of my deposit, MINUS the $150 for flea treatment. I assumed there was a mistake, but was told that they had to treat again and called their own company!!! No real explanation as to why I wasn't allowed to call my guy to come back, and no refund because they did not honor our agreement!



If Robin is the manager of your particular unit, GOOD LUCK. She is extremely rude and lies when she doesn't follow through on things.



Incidentally, the property manager seemed please when she mentioned that this year they were actually going to totally refund TWO of their tenants' deposits! Only two of hundreds? Ridiculous!



There are plenty of places to rent in Clemson - STAY AWAY from properties managed by Foothills unless you have money to throw away!

RENT FROM ANYWHERE BUT HERE! THE MAINTENANCE CREW IS WORTHLESS AND SO IS THE MANAGEMENT, THEY ARE VERY RUDE AND SARCASTIC! FIND SOMEWHERE ELSE YOU WILL BE GLAD YOU DID!!!!

This is the worst rental management operation I have EVER seen. Me and my 2 roommates have rented from them for 2 years, the worst decision I have ever made. Here is what has gone wrong over that time period. The hot water heater broke, and we had to fix it ourselves, the electricity in the kitchen has never worked (and they have supposedly fixed it over 5 times, none of those times have worked), there is absolutely no insulation in the house, in the winter the temperature in the house can't make it above 58 degrees, and in the summer the house is absurdly hot. Also, if you don't like living with a crazy amount of wild creatures you shouldn't rent from here. In the past two years we have had a varying amount of wild animals come into our house and live there, ALL of which we have had to deal with personally because Foothills and their staff will not do ANYTHING. We have had cockroaches, bats, squirrels, snakes, scorpions, stink bugs, ladybugs, and spiders to name a few. Whenever you call them to have them fix/look at anything in your home they don't do it. If they do happen to come out to the house or send their maintenance team they will inform you nothing is wrong so they couldn't fix anything. So you will end up having to do it on your own. Oh, and good luck getting your deposit back. They blame all the problems on you. If you have already rented from here. I am truly sorry. GET OUT ASAP. You will save yourself a LOT of hassle. If I could, I would give them negative stars.

Please do not rent from these people. Here are the reasons why you would be better off living in your car...First, you will ABSOLUTELY NOT get your security deposit back... Under NO circumstances. I know this first hand. My boyfriend and I moved into

one of FPM's apartments as our "First Home." Man, was that a mistake! We lived there for aproximately 3 months. It has taken me a while to write this because I get emotional each time I speak of the torturous events that I suffered at the hands of Mrs. Foster ( the office Mgr.) During our short 3.5 month stay at the apartment... our hot water heater started making a hissing noise. There was also excessive amounts of water leaking out of it. I made the call to the office & maintenance took their time coming out to replace the water heater. The company mentioned above in other reviews (the one they want everyone to PAY OUT OF POCKET) was sent out to pull up the carpet that could have been damaged from all the water. The water was removed with a shop vac & an industrial size fan was left blowing underneath the carpet to dry both the carpet & padding. Keep in mind, our carpet wasn't dirty since we never wore our shoes inside the apt. The next day the carpet was tacked down and all was well... On December 14, which was about 2 weeks after the water heater incident, my boyfriend was in a fatal car accident. I was distraught. Upon realizing that staying in the apartment wouldn't be a smart financial or emotional decision I went to the office to explain my situation and give the notice that I would be moving out. I was told that I needed to complete the cleaning of the apartment and then it would be inspected to see if I would get the deposit back. ( which was going to be used to assist in pay for my 20 year old boyfriends funeral) Upon inspection, I was told that I would NOT be getting the deposit back because the house was not in acceptable condition. We were told that the oven was missing a wire rack ( there was only one when we moved in) and that the air filter had not been changed ( I still have the reciept from where I bought the air filter at Griff's Feed & Seed) I was blown away and this was hands down, the worst rental experience I am sure I will ever have.... I know this was the first place I have rented, but after explaining to friends what happened to me... I know that this is super ridiculous. Not to mention the rude comments made to myself and the mother of my deceased boyfriend by Mrs. Yvonne Foster!!!! I have never had to deal with such a nasty attitude & an "I am better than you, bc I have an office at FPM" in my entire life. I am appalled that this lady is allowed to be working with the public. The only good thing that came from moving out of there is not ever having to deal with her smart mouth again!! So, again, please dont rent from these people!!!

WOW!!! I was REQUIRED to leave a star or this place would NOT have been given one!!!!
