Scam . . watch out for these people . they will take your money. I found them on facebook marketplace. Don't even think about messaging them from fbmp. I messaged them explaining my situation and even called to double check. My family and I drove over an hour and were charged 40 bucks each for credit checks. It was our last. We had to move due to an unsafe living situation. And were living in a motel. They knew these things . they told us whatever we needed to hear in order to get us there.once there, someone else was telling us a different story. I even explained our situation to the woman who took our application. We begged them not to take our last if they weren't going to help us. She kept going over our apps and income. And then she took our money amd gave us a receipt. She knew we were running out of time. To have our son in somewhere. She said she didn't take programs,we offered to pay ourselves. It was clear they had never even read my messages from fb nor were they even really listening when I called the day before to double check. And they definitely weren't listening when I explained at the office. Later I got a call saying we didn't get it . it was explained that they don't even take apps from anyone with an eviction. I couldn't believe what I was hearing. You don't take evictions thats fine. You don't want to or cannot help us fine. But dont hurt our lives more . don't take advantage. My advice is ..if you wanna rent from them understand you will have to be the one checking behind them and double checking to be sure you are heard, KEEP ALL RECEIPTS AND RECORDS OF YOUR INTERACTIONS WITH THEM and Be sure that u are speaking with the right person because the people who work here are not on the same page. They're looking to make money. That's their FIRST priority. Actions like these show that they do not care who they hurt. Protect yourself and your family. If you are already renting from them and feel this way .. please don't let them take advantage . call fair housing .And speak to them they are great people. And they can help!! I really hope no one else's family Has this experience!

They will steal from the property owners and tenants. They will charge late fees illegally. See state law below. I contacted the State of Ca. and Sat and Sun, even if they are open, are not "business days" and if the 1st of the month or the grace period day lands on the weekend then the rent is not due till the next business day-meaning what the state accepts in contract law as a business day, not what Area Rentals thinks. Their maintance and getting a rental ready is a joke. I don't even know if their owners are aware that they are hiring slum lords to care for their properties.
The laws that govern when rent is legally due are California Civil Code 7 and 11, and California Code of Civil Procedure Section 12a.
Taken together, sections 7 and 12a and define holidays to include Saturdays, Sundays and special legal holidays. Section 11 states that "when an act is to be performed upon a particular day, which day falls upon a holiday, it may be performed upon the next business day, with the same effect as if it had been performed upon the day appointed."
The reference to "an act" in Section 1 includes any grace period listed in the agreement as well as the due date listed on a Three- Day Notice to Pay Rent or Quit.

12 a and b:
(a) If the last day for the performance of any act provided or
required by law to be performed within a specified period of time is
a holiday, then that period is hereby extended to and including the
next day that is not a holiday. For purposes of this section,
"holiday" means all day on Saturdays, all holidays specified in
Section 135 and, to the extent provided in Section 12b, all days that
by terms of Section 12b are required to be considered as holidays.
(b) This section applies to Sections 659, 659a, and 921, and to
all other provisions of law providing or requiring an act to be
performed on a particular day or within a specified period of time,
whether expressed in this or any other code or statute, ordinance,
rule, or regulation.

We entered a contract to rent our house two months ago with little to no contact afterwards preparing the house to market. The Office employees that answer the phone did not know what was going on to offer a status to our progress. We both had to take time away from work for an appointment that was missed because it was forgotten about to look at th house along with numerous unanswered emails. The signed contract was never mailed to us as promised until the day we declared to formally cancel our services two months later. Although we feel that no services were rendered, the company still insists that we pay the $75 contract cancellation fee. Seems they are more concerned about the money aspect than overall cutomer satisfaction. I would not be writing this review had the fee been waived. Home owner's beware. They are eager to get you started in a contract but fail misserably in their follow-up and just communications in general. The owner most of time is not available in the office when you call and the employess that answer don t know what is going on other than to say Mary is not available. Would not recommend this company for property management services.

I was a very good renter for 3 1/2 years. My apartment building was a victim of foreclosure. Though Area Rentals was not responsible for that, they would not return my security deposit, and I paid rent 2 days before Notice was posted, and Area Rentals would not return my rent, though they had no right to keep it.
