Overall

If you are looking for a proffessional management company to manage your properties, I would recommend LEMC.



Compared to other management companies in the surrounding areas, Dan Rogers and his team gave their stuff together.

For Canyon renters this compan...

For Canyon renters this company operates under the name of Canyon Apartments. My daughter is a college student at WTA&M paying her own way through college. . Her experience renting from this company has been completely unprofessional, stressful, and boreline criminal! She was quoted a rental price but at signing she was told the price was $30 higher than originally quoted. With classes soon approaching she decided to accept the apt anyway. Once she received a move in date she felt like things were gonna work out. She scheduled time off from work and had help lined up to assist her twith moving in before school began. She received the keys and was extremely disappointed that the apt had not been cleaned or repaired! The whole place smelled so bad no one could even go inside. The carpet was saturated in animal urine and feces. The windows would not lock and one was actually falling out of the runner. The dead bolt on the front door did not work. The door frame was all broken out. The kitchen faucet was at a constant running leak (she has to pay her own water bill). The refrigerator was filthy and smelled worse than rotting eggs. The site manager is only available for limited hours. 10:00 to 12:00 and then 1:00 to 5:00pm Mon -Fri and closed anytime they are gone to show a property! She left msgs and the mngr NEVER called her back when she said she would. After she finally caught up with mngr, the mngr had the unprofessional gall to argue with her and say it was move in ready! After finally physically checking on the apt the mngr had to send in the cleaning crew and carpet cleaners that should have already been done. Now my daughter had to wait an additional 9 or 10 days to move in. By then school had started and her "time off" from work was over, along with her helpers leaving her and her grandmother alone to do the heavy work. When the weather turned cold and she called about having the pilot light lit in her wall heater, It took them OVER TWO WEEKS to come light the heater in 20 degree weather! In this apt complex the renters have NO parking for visitors-they will be towed! Also they split up one large waterbill among all the tenants each month, so no one really knows the exact amount of there rent from month to month. They have been posting bills on the tenant doors but last month was a scam to get more money! They never posted the bills. She went on the 4th to check on her rent and was charged a late fee of 10% of her rent. She asked about the statements and the mngr (apparently a new one) said they didn't pass them out because they had an employee shortage and the students were all home for Christmas anyway. Their employee shortage is NOT my daughters concern!!! Also, all this time she has been paying her rent with her check card. Now (after bank hours) they tell her they were no longer taking cards without any notice what so ever! This is when they also told her that all maintenance requests had to be made from the online website. That they (canyon office) did not even create work orders from this office. Coming from a family history of owning many rental properties, I have NEVER seen a more POORLY, UNPROFESSIONALLY RUN OPERATION!!!

WATCH OUT! IT'S A TRAP!!!

Stay away from this company!! The owner Dan Rogers is a professional liar, and dishonest business owner/landlord, and once you sign their contract, you're on the hook!

If you're tenant, he won't return your deposit before 1 month and half (that presuming you'll have it back, of course); while other landlords return the rent deposit is 14 days!!! and don't forget that he charges $80 fee for late payments!

If you're homewner, he'll do more than manage, he will take over your property, and you'll never see your house or the rent money again! but hey! you still have to pay him his fees and invented/outrageous maintanance bills!

What Mr.Rogers could do to make my experience better? To start, he can go in a cruzade to find his integrity, and stop taking advantage of people's good faith and money.
