We have been renting a commercial space from BPM for about one year, and are very please. The office personnel is receptive to the slight issues we've had. They have come out the same day to fix a toilet that was constantly running water. I'd recommend Branson Property Mgmt. (BPM) to take care of rentals.

its alright for the cheap cheap value but management is terrible, you wont ever get anything fixed in the shack they give you, theres been alot of crime around, lots of suicidal people, lots of drug crimes everywhere, of course it is downtown right by the jail, but still havent ever experiened any cognitive dissonance quite like this when i stayed here, and currently have a friend living there who i reccomended a long time ago which we boh regret, but seeing as how you move into a place they give you with not working water faucets/shower heads, expect to have many problems and expect no maintence that will actually fix the problem professionally instead of a duct tape fix. Soon im sure enough infractions will ensue and this place will be fined by the city for the health violations as well, which I would reccomend everyone collect photographs of everything and document everything you experience
After living in one of their apartments for a while there was a fire which displaced us for a period of time, then we were moved to a new apartment in the same building- We had to still endure the clean up from the fire and ingest smoke smells in the hallways for month. I was also promised that our main building entry doors would be locked entry shortly after we moved in- which actually never happened in a year and a half. Then when I moved out- I called the manager and notified her- and instead of her telling me i was required to give notice, she instead said OK got it all taken care of- then to find out, my security deposit was kept, and I am being charged with additional months rent because she told me I was "good to go". They are liars, they employ liars, and they don't do a very good job providing residents with peace of mind especially when i went through a FIRE and it was someone else in the building's fault- and it effected US the worst. We werent reimbursed for bills that stayed connected while I was unable to live there nor did they help with any of the restoration fees for cleaning/replacing my damaged items (renters insurance deductible would have been nice at the very least) and I often got the run around for maintenance issues as well. Went two and half weeks with a 1 year old and NO AC bc they were working on getting a new one for my apartment. That was unacceptable, bills were high while it malfunctioned and we again were displaced from our home while we WAITED on them to rectify this situation. DO NOT rent from these crooks.
Ever since August 1st I move in it's been hell for me I will definitely never recommend anybody to ever own or buy a property is from this company Adrian Mauk is the word agent I have ever dealt with my in whole entire life even though he's a man he treats/talks to women really bad. He is very selfish. And every single time I try to work with him he always says no or he puts you and a negative position they told me I could get out of my lease because I was having issues and I told him to sign a paper and he wouldn't even sign a paper for me so now when I'm trying to get out of my lease he said no he goes back on his words a lot I've called the Better Business Bureau on him due to his the issues I have with him every single time I talk to him he always starts the argument first and he always tells me never to interrupt him or if I do he'll hang up but every single time if he interrupts me I don't do anything he has threatened me a lot of times
No stars. I once loved living here and have given great review. But as the managers unprofessional customer service, I revoke any previous review. When a tenant pays rent on time, keeps the property clean and upkept and talks so well of your property you would think those tenants would be valued. The manager sold me on a special of no rent in January, as I wanted to down size to a one bedroom. Upon the scheduled day for the tranfer she then chose to add that February rent would need to be paid upon move in (January 24th) even though she stated serveral times my deposit is all I needed with the move in special. And when I stated she did not inform me of that when we talked the four times earlier in the month. She gave me a speech that all residents must do this to transfer. I completely understand but then my question is why did she not inform me of this before the actual move in date so I could budget it in before the 31st. She just stated it is what is. Even though my history shows that I always pay my rent early. After thinking her mistake over I no longer wish to stay with a property who shows so little disregard for good tenants, I gave a 30 notice stating I would NOT transfer and instead wished to move completely from the property. The manager then called, not to apologise for the inconvenience of her mistake but to tell me my 30 day would not do and that I had less then 48 hours to move. As a tenant who knows my rights, I have refused and will stay until my notice is up. But am still waiting for an apology from this rude manager and for corporate to return my call. Which I'm 100% sure I have not been given the right information for corporate. It is at no surprise to me at this point why this property continues to be at 50% accupancy level or less. New management is severely needed at no fault to the actual leasing consultants. So disappointed.
Awesome place to live, Mangers are polite and caring, they work with you, Robin and staff are wonderful, the place is great have a club house, gym, pools, and other accommodations. The apt is quite, the up keep the appliances are brand new, they remodel my apartment new tile, new floors, carpet etc. very please with Water Edge recommend it to any one. We have Security on site, and have great benefits thank you Robin and Staff Best regards J. Mitchell & C. Dowling
Terrible service. Takes up to two weeks or more to receive rent after they receive it from renters. They don't give renters that long and neither does the mortgage co.
I did not read reviews before choosing location, a big error on my part. Now that I have made this decision, I regret it. I have only been at residence for one month. In this time frame, I have asked repeatedly for work orders to be done, they have not been completed. I have gone to the office to speak with management. Maintenance tech interrupted me while asking for a manager, with comment that he takes care of work orders. Outside lights for since June 10th, I recorded video showing the dangers of me coming home with no lighting and was told on June 21st that it would be taken care of. Arrived home 6/21 to darkness one again.
Horrible, unprofessional staff. If I could give zero stars I would. They do not return emergency calls for repairs. If you do have a repair, they will not work with your schedule, but cop an attitude about how YOU as the customer should find a way to be there so they don't have to stay a little late. The office staff is clearly not hired for anything other than looks, as they have difficulty reading and doing simple math. The parking lot is dark and creepy, as they do not replace or maintain the exterior light bulbs at all. When there is ice on the ground, don't expect them to put salt out. They do absolutely NOTHING to make the grounds safe. The dumpsters are filled past capacity every week, so when you have guests over, they have to drive by trash all over the ground. Overall, if you enjoy being treated like a customer, living in a safe environment, or having access to professional repair people, this is not the place for you. I can't wait until my lease is up.
they are alwayz good to me its called communiccation an understanding so somebody aint doing right by them
