I have lived in an apartment managed by this company for approximately 3 months. Have had issues with the hot water from the beginning. It takes about 10-15 minutes,letting the water run to get hot. I have to get up early to turn the water on in the morning to take a shower. I have started boiling water to do dishes. I have sent messages and was informed they were aware of the problem and are working with the owners to fix it. That was about 2 months ago. They haven't even responded to the other messages. Want to note other issues and have been happy living where that m at.
We lived at our residence for 49 months. The property sold and the new owner hired S & S properties to handle the property we were given a 60 day for the owner to move into our residence. We moved approx 45 days after the new owner took ownership and paid rent through the final day we resided in the unit. We supplied S & S properties with move out photos and a forwarding address and called several time to speak with someone in regards to deposit refund, as a side note there was never a walk through done with the previous owner so the property was bought as is. After waiting 27 days which is over the CA time frame for legally holding a deposit once a property is surrendered (21days) I call the office and was told no one was available to discuss this with me as I had been told several times over the past two weeks with no return call or email which they had my email address. So I decided to email them asking why I did not receive anything yet. No answer so a few hours later I send a demand letter by email stated I want my $1,000.00 full since they forfeited all rights to hold any of it by not responding with in the legal 21 day time frame by law. I got a email stating they had received my email. I called the office and was told I would get a call back within the hour. 5 hours pass no call I then email again and get a itemized letter stating that I would not be getting any of my deposit that there were more damages and cleaning than my $1,000.00 deposit covers and they will send me the invoices once they complete work. So now we are going to head to civil court were I will ask for the legal limit of $3,000.00 three times my deposit.
I lived at 6675 Fordham Way for one year. I was a perfect tenant. I took care of the house and always paid my rent on time. When I left, I cleaned the house in detail. I cleaned baseboards and ceiling fans, and scrubbed the bathrooms...all according to their instructions. I was surprised when the owner withheld $380 from my security deposit for cleaning. I called S & S for an explanation and followed their instructions to submit my questions in writing. NO ONE ever got back to me. I called them for a month and NO ONE ever returned my calls. Frustrated, I went to their office in person and finally got the property manager to call me back. She told me the owner said the house was not clean. This was a surprise since the property manager did not point out a thing that needed cleaning in our final walk-through. It stands to reason that if the house was that dirty, she would have said something. She did not. Apparently, there is nothing I can do about this. I am out this money. I am hurt and angry at being treated this way. If they treated me like this, they will treat you the same. DO NOT use this company.
Problems started the moment I gave 30 days notice. They lost my notice and tried to make me start the 30 days over. They did a "pre walk through" and told me everything looked great. My deposit was returned less almost $900 and when I asked for copies of receipts I was told they would email them and that never happened. The previous Tennant was evicted and the door was busted in by the police to serve and evict. The door jam was never repaired. The keys upon move in were a variety that they claimed to include mail box keys, which they did not. After weeks of trying to get them to help me get keys I had to go to the post office and pay a $50 deposit to get a new one and get my mail. Now they refuse to show receipts and give me my $50 deposit back. The office manager wouldn't even take my calls. The worst property management I have ever had. Would definitely not recommend them.
The property management is lazy...the property is substandard. ..and the the application process was just ridiculous. I would never recommend Hunters Point Apartments to anyone
Shasta duplexes is managed by Lloyd Balestra and Erica Torrez with A&J Property management. the duplexes are on Poplar Ave and Madrone Ave in West Sacramento, CA.During a 13 month tenancy my family has endured living in horrible conditions. Below is a very brief summery. On May 1st 2013 I emailed Erica Torrez property manager. ( A&J Property Management AKA Abby Jacob property management) and explained that we were having electrical problems, mildew smell coming from the bedroom, cracked pipe that was leaking outside the garage and a vanity that needed to be replaced. I respectfully requested to be transferred to one of the two available units. on May 8th she and Lloyd did a home inspection and seem very concerned. Erica explained that she would get a electrician to make the repairs on May 9th. The electrician explained that there were illegal grounds wires, the home was not properly grounded and the entire electrical needed to be redone. However, he was only given approval to change the outlets. On May 10th my computer stopped working and it was the result of a surge in the electrical and power went out though out the house. After making several calls to Erica to no avail. I called Code enforcement, they were able to intervene and have superior electric come back to my home on May 11th once again nothing was resolved. This is also the same day that the hot water heater stopped working. I called PG&E they reported that the gas line was in working order and I was advised to call management. My calls about these issues were ignored and had to call code enforcement. Erica called me shortly after speaking with code enforcement and stated that she would be giving my family $200.00 for a two day at a motel and that everything in our home would be fixed. We returned two days later and to be sure that work was done properly. We plugged in a small fan into one of the outlets. It caught fire and the fire department responded. The only thing that had been tampered with was the vanity in the bathroom. The pieced it back together with screws instead of replacing the water damaged vanity. Erica called me on May17th and stated the following “ I am giving you two options. One, you move out by tomorrow and I will return your full security deposit if the place is left in good condition. The second option is to stay there until your 30 day notice is up and if you do. I will not fix anything, then yells WE ARE DONE. You have until the end of today to give me your answer.” On our last day in this dump was June 13th we had a independent state certified inspector come to the house. In his 2 page written report he stated that he was appalled that we were living in such horrible conditions and that we should get a medical evaluations done because of the mildew and possibly exposed asbestos in the home. Lloyd Balestra and Erica Torrez allowed my family to live with out a proper working electrical system or hot water for over a month. The financial loss and emotional distress that has been inflicted to my family has been devastating. I implore anyone looking to rent from Shasta Duplexes or A&J Property Management to look elsewhere.
