You can do better with a local appraiser. The local appraiser pays his way. Appraisal companies like this are just carpetbaggers. Ask them who pays to do the actual work. As a local appraiser I pay all the expenses for the appraisal. I do not know The Real Estate Analyst, but there is a good chance with quick turn times and other pressures that maybe placed on the local appraiser the appraisals they submit maybe lacking. So you pay for what you get. All my appraisals have creditability and detail. Sure it make take more time to do them. Ask yourself a question what do you want. a good appraisal or a bad one. If your a borrower should want the truth. You make get the loan if you have your home over appraised. But when a situation arises and you cannot sell your home who do you blame. Most appraisals now are being turned over to management companies or start up appraisal companies that are now management companies servicing other areas. These companies offer appraiser's (LOCAL) fees that are now less than what they were paid in 1990. Not only are they paid less but are put under great pressure to turn a report in quickly. One may ask what is the turn time for an appraisal. There is none. It depends on the assignment. Some are easy and some are very difficult. Lately it has been very difficult. This is do to the amount of foreclosed sales in most neighborhoods. This in return puts pressure on the resale of other properties. Often these properties take longer to sell. As a result there has been a decreases in comparable properties that are not distressed. Appraisers now need to look at these distress properties to determine if they have an influence on their markets. In some cases they may have to be used as comparables. The problem with the distress properties is that they are sold for whatever there owners dictate with market forces not being considered. Some high, some low, and some so low and not worth a damn to even consider improving. Some are even given away for less than there worth. So who do you want to do your appraisal International stars who work for there influential companies or the local appraiser who tries to get the job right and wants to be paid his fair share. When choosing these companies check the prices of their services. Especially management companies. There fees are inflated with the appraiser getting less than them. If you want lower appraiser fees as a consumer you have to complain to your local legislator and have them give appraisal work back to the local appraiser. I was new in town, and amazed by the number of Real Estate agencies around. I walked into a few places on Newbury St. that showed me some pretty sketchy apartments. My experience with these guys is poor. Very difficult to get on the phone and get questions answered. We would not do business with again.
