The front desk girl is always rude and replies with very condescending and snarky remarks, and I don't know if she even has teeth because I've never even seen her smile. This happens every single time I've been in there. You have to constantly and repeatedly hound them to get things fixed or corrected. They rip people off! Lived for one year. 6 month without AC. They never fixed it. End of the year when moved out, cleaned everything better than what we got. Cleaned carpet, restrooms, refrigerators, etc. Still charged $846 dollars as cleaning charges to suck my deposit of 800 and that still need me to pay them $46 to contribute to their account. HELPLESS me. I simply hate it.
They are rude, lazy, unprofessional business people who don't care about anything other than holding on to their money. They don't keep up with maintenance with their properties and barley mow or trim hedges. When you ask for maintenance to come out and fix something, you have to send email after email requesting, sometimes for months, and usually they come up with a reason why they cant. Do not rent from them!
My experience with Bluebonnet at Waco was very negative. They didn't honor the contract as signed. They let the renter destroy my house and gave the deposit back without charge them for broken window , screens, holes on wall, broken sprinklers, etc, etc. Don't recommend them for your property management.

They baulked at everything we asked them to do to fix it and in the end just to keep our furniture from being ruined by the smell we paid for half the painting of the house and for the air ducts to be cleaned to the tune of $2500. They should be ashamed of their behavior. And it hasn't gotten better. By the time we got to town we had no other living option so are current customers. I will repost if they decide to make it right.
I moved into a house managed by K&S on June 9th and immediately submitted a detailed maintenance request about the fact that our AC was not working properly at all, there were rotten wood and visible leaks throughout the house, among a laundry list of other things. This is all on top of the fact that the outside of the house was filthy with mud, cobwebs, wasp nests, and other bugs. The inside of the house had many security issues like window latches being broken, not a single window able to open, rotten door jambs etc. Only a few things gave been fixed so far, and the AC is still not working properly and runs all day and night. It is normally not until at least midnight that it is lower than 80 in this house. Every call or visit to K&S has been unpleasant, and our leasing agent in particular has a bad habit of cutting people off when speaking and talking down to you. I have never been more disappointed in a leasing company, and I will certainly never be leasing here again since it has been AN ENTIRE MONTH and they are still dragging their feet about fixing these issues. If I wasn't on time for rent, I would surely hear about it quickly, but I haven't had a single good night's sleep in a month, and they can't be bothered to lift a finger. I wouldn't recommend K&S Property Management or Triliji Group to anyone.

I am a property owner and K&S, unfortunately has the HOA contract for the property. They are without a doubt the most unprofessional Company I have ever had to work with and they think that what goes around does not come around. They treat Baylor students like they have no brains and will always fault on the side of overcharging and not being willing to even have a civil conversation with a renter or owner. How they stay in business I DO NOT KNOW. Stay as far from them as east is from west. If you don't do so, you WILL BE SORRY.
