Please save yourself the time a head ache. We have had nothing but issues with the girls in the office. They have lied to us over and over again they tag them me and try to bully me into not doing an important work Order that puts my family’s safety at risk. They don’t follow the laws sent in place for renters like you and I. Example smoke detectors only 2 out of the 8In our house worked and the co2 sensors detectors didn’t even have batteries and then when we moved in and it took him seven months to fix it California state law requires them to have a place I’ll smoke detectors in 2016 with a lithium battery that are good for 10 year. They tried to send somebody over here and just replace the batteries even after it was brought to their attention that the law Requires them to replace them as well the smoke detector itself states they were all outdated by 3 years there was a mold issue that was exposed and we were told Brett with a Maps six weeks we now have another issue which has been going on for months since we moved in and her kids bathroom he tried to patch the bottom of the tub turned out totally wrong water leaks from the tub down underneath to the ground As well as the toilet for work orders for it and has caused damage to the downstairs bedroom because it leaks they try to blame that on me saying when the maintenance guy came I was pushing it back so hard which is incorrect what I was doing was simply push on it lately just show them that whenever you sat down to use the bathroom if your your back touched tank leak it would leak. Case was never cleaned painted the locks were not changed and even after bringing it to Chris’s attention in the office that somebody had entered at home while we were sleeping through the garage side door that had been not use by us and I checked to make sure we talk every single night routine it took them two months to come in and change the locks we were not given a mailbox key
Worst company ever and the sad thing is they will just keep gettig away with renting home to people that are . the locks were changed when we moved in to come 2 months or heater was out for two months are smoke detectors didn't worked for 6 months did our CO2 detectors. We haven't been able to use our second bat room of 3 month because the toilet in sinking into the floor the carpets weren't cleaned before we moved in nor was the whole house there's a mold in our master bedroom when we moved in that took them 2 month to fix and we were told to cover it up with a bath mat long with a list of other issues we. They have bullied me when I get upset somethig isn't being taken care of they drive by all the time the yell.at me they never return calls or emails and when they do they are extremely dirrespectful. They promise things that never happened and when called out on it they get pissd. The last time I did they ended up servig us with a 3 day for a cat we don't have . Do believe just look at the places they have for rent on there website you just have to look a little closer and you will see how dirty and sick the places they have up for rent are. They are inhabitable there against the city of Visalia CA State of California laws and regulations they do not follow the rules
We had a good experience being from out of town ..very helpful staff..being open on Saturday was a big plus
The staff is awesome and always friendly. The office manager, Leslie is always willing to help tenants when needed with prompt and efficient service. Her professionalism and kindness is greatly appreciated.
This company will always take advantage of your wallet and the side of the landlord. This company took my entire deposit (1500) when there was very little clean up to be done. They charged me for items missing that weren't and repairs for things that were already at the property. Considering that in one year the landlord made $18,000 this seems very unprofessional conduct on the part of Equity Group. We had a difficult time getting responses back from the company when we needed help and today we receive a letter that basically gave us the finger on our deposit. STAY AWAY FROM THIS PROPERTY MANAGEMENT GROUP!!!

IF YOU EVER NEED A RENTAL DON'T USE THESE PEOPLE. THEY HAVE SERVICE PEOPLE WITHOUT LICENSES TO FIX REPAIRS IN HOME. THEY DON'T RESPOND TO EMAILS HAVE THEM ALL TO PROVE. AND ARE LAZY DON'T RETURN CALLS AND IF YOUR OUTSPOKEN AND COMPLAIN THIS IS WHAT HAPPENS. HOUSE ALMOST BURNED DOWN AFTER I TOLD THEM ABOUT FAULTY WIRING. SO GUESS FIRE NEEDS TO INSPECT
They do have reviews and they are all bad!!! The most incompetant business practices I have heard of!! Save yourself time and trouble..go elsewhere. They are horrible and dont treat anyone with respect! They have already one BBB complaint and now another..not to mention they are about to be sued for discrimination of handicap people. They yell at people when they make mistakes. They wont own their own mistakes..they put wrong address on reciepts, I suspect they are stealing from renters and landlords..thru lack of disclosure...bad business...period!!
I feel my parents are paying to much for our apartment because the lights don't work,we have no cold water in the kitchen sink and a lot of times there's sand in the water,there are so many issues with our place that it's not worth 650$ a month and they never come out to fix things tht need it and we have never had a porch light and the wiring isn't good either I really don't think it's safe to live here ...
I have rented a home from this company for over a year now and although they have taken care of some things there are many flaws. They have been courteous when I call for service however on several occasions it has taken weeks and even over a month to get things taken care of. (Being nice is one thing; actually taking care of what you say is what is important.)They have also been rude on occasion and have not followed through with what they say. For instance, the first winter I lived in the home I called the office late on a Saturday evening when I came home to a very cold home and a heater that was not working. I called the office at which point I was forwarded to someone "on call". I ended up talking to the owner (wife?). When I stated my issue and apologized for calling so late (the call was necessary because I have a wife and small kids and it was cold) she was rude and accusatory. After I confronted her about being rude and suggested that she not answer her phone if she does not want to take care of people she quickly changed her attitude. Furthermore, there is also a lot of miscommunication among the staff. I have called for an issue and then after no response or resolve for a period of time I called again and spoke to a different person who then wants to treat the issue as "new". It seems that this company seems to do the least possible in managing properties and I would not recommend them. Please note: Not all is bad, though. I do live in a nice, clean home. I can’t say this about all of their homes though. I happened to be at one of their other rental properties and I wouldn't want my friends and family living there!
