Chris went way above and beyond what I could have ever imagined. He was very thorough and helpful in helping me make the right moves. He also handled so much “behind the scene” that I never even knew about. Without him this purchase would have never gone so smoothly. I felt 100% confindent in all that was going on because of him. He was also always available as soon as a new house came up so I wouldn’t miss seeing it. He truly does love this & it shows in how he treats people!

Charged for repairs of property that were in the same state as when lease initiated. Walkthrough was conducted after we moved out and incorrectly stated that we were in attendance (we were instructed it could not be done prior to the lease date). Property manager required professional carpet cleaning to be payed for myself, return of deposit was less than cost of cleaning. Property manager did not recognize initial notice of lease termination under military orders, requiring myself to pay an extra month of rent. Communications were very poor, usually requiring 2-4 weeks for a response. I would very strongly recommend you to NOT use this management company for your property or for renting.
If I could give negative stars I would. Steve Doll team has been a total disappointment. My husband and I were great tenants for 3 years and left the home in better condition than it was rented to us in. Our agent, Kara, was rude and unresponsive for most issues or questions we had concerning the property during our rental period. When my husband was separating from the Navy and we gave them notice well in advance they ignored our initial notice and required us to pay an additional full months rent after the date we moved. In addition to spending almost a full week deep cleaning the home we paid $500 to get all carpeted areas cleaned to ensure that we get our full deposit back. An absurd list of “issues” (excuses to withhold money) was contained with our deposit reimbursement check... which totaled less than what we paid to have the floors cleaned.. The majority of the “issues” listed were existing the day we became tenants and in no way would have cost the amount they deducted.Advice to anyone renting from this shady company... don’t bother paying for the carpets or home to be cleaned by the “recommended vendors”. They plan to keep your money regardless.Steve Doll, I’m truly disappointed in your business and the way you have decided to run it.
Used their recommended contractors for move out; still charged additional money for both the contractor to "come back out and do what I had already discussed and paid him to do, as well as purchased the material myself" and also had to pay Steve Doll's Team to "coordinate" this return trip wit their own recommended vendor when this had already been handled. It has become a he said she said and of course I have no support from the team. It is, after all, their "recommended" vendor. Would not use either company ever again. It takes time to play these games.

I have never had issues with Ameristar to the extent that I would say stay away. There are pros and cons to every property management company. If I ever come back to the Hampton Roads area I would rent from them again. Pros: I really liked my property manager. She was upfront about maintenance issues and responsive. My AC broke in the summer and while I had to wait a bit to get it fixed, I had a whole new HVAC unit put in. I expect it to take a while if you're replacing the whole HVAC unit. Also, she offered to bring me a window unit during the maintenance time. I had some unexpected issues that affected my tenancy and she worked with me. I'm not sure if the other comment from the OP had the same landlady as me, but I definitely didn't go three months without AC. Cons: you can't pay rent online. It made it inconvenient, at least for me, to drive out to VB. I guess I could have mailed a check, but the way my finances are I couldn't do that.
I would gave 0 stars if I could. Due to military obligation my family had to move to different state and we were looking for a home. I seen this beautiful home and this company had it for rent. We had the worst property manager in history!!! We would call to get things repaired and she wouldn't call back. In the middle of the summer the a/c went out and we had to sit in 90 degree weather for 3 months with no a/c. I feel bad for the owner who is paying this woman because she is getting ripped off! Just stay away from this company!!!
This is the most unprofessional business i have ever dealt with. We are a military family who rented a property from them. Being military, we move around alot. We have been renting in different places for nearly 10 years, and never dealt with the horror like we have with William E. Wood. Being new in town, we thought going with one of the biggest companies in Hampton roads would be dependable and a good choice. we were very wrong. when we viewed the property it did not appear move in ready. the carpet was dirty, it smelled like dog, there were nail holes in the walls, dust and dog hair everywhere, and the refrigerator had mold in it. The property manager said that all of that would be taken care of before we moved in. The military gives you 10 days to find and move into a new home. We trusted that it would be ready. when we moved in, none of that was taken care of. In fact, they said they cleaned the carpets and there was a bottle of Renuzit carpet foam spray under the sink that had been used. The first day we moved in we had massive water damage from the attic all the way down to the bottom floor. A restoration team immediately came in and tore up carpet, cut giant holes in the walls and put machines to draw out moisture. the air conditioning was not working and it was extremely hot. we had no where else to go and we were forced to live in these conditions on "promises" that they were working on fixing it, until 2 months later when we got an attorney involved. three months later it was fixed. The carpet was still not cleaned, walls not painted, dust and dog hair everywhere.Nearly two years later my husband gets called on an 8 month deployment that forces myself and my 8 month old baby to leave the state. We scrubbed the house from top to bottom, complied with all of William E. Woods move-out standards such as carpet cleaning, fireplace inspection, spray for flea and tick, etc. The property was in much better condition than we received it, so I thought there would be no problems receiving our security deposit back in full. In nearly 10 years of renting, we have always received our security deposit in full.after the initial inspection, with the property manager, there was only 1 item of concern: there was a scuff mark on the wall from where the bed had rubbed against. This should have been considered wear and tear. Especially considering the property was not freshly painted when we moved in. about a week later, I hear that they did a "second inspection" and the property manager notified me about a long list of items of concern. I was not aware of or present for this second inspection. I received no pictures, or anything to show that any of those items were even there when I was present for the first one. When I received what was left from the security deposit check. It was only a check. there was no explanation for what the deductions were, i asked for an itemized list of what was spent and i was told they did not have one, when i pushed more, i got one. It turns out that they decided to charge me for the items from the ILLEGAL second inspection. I cannot get a hold of anyone in higher management. they will not return my phone calls. After everything we went through with this company I thought they would have some human decency. From the beginning we were taken advantage of. I believe that being a military family and having to leave the state, they knew I would not be able to come back and dispute these outrageous claims. I do not support companies who treat anyone this way, let alone a military wife who is supporting a baby alone while her husband is fighting overseas. It is absolutely disgusting and I hope the word gets around.
