If I could give this place a lower rating then 1 star I would. I’ve lived at this property since February 2017. When I first moved into the property I had German roaches for the first three months in the kitchen, bedroom and bathroom. My landlady was able to assist as much as she could to eradicate the problem. In the months that I’ve lived here, I have had about 6 separate occasions where water was either shut off or no hot water available without notice, and about 3 occasions where we were actually given a printed notice letting us know service would be unavailable. The management company representative Stephanie is such a rude woman and acts like your concerns and complaints are not valid. They don’t have service to assist you during the weekends for emergencies such as water being unavailable. The hole in the ground that they dug up for the water hasn’t even been re paved and an apartment that burnt down hasn’t even been fully repaired. There’s always 1-5 TPD officers on sight for some reason or another. There’s high drug activity and traffic in this complex, and not to be judgemental but you can physically see who is a resident and who’s just passing through for their drugs. I have had multiple Amazon packages stolen off my front porch while I’ve been home. One package was a Lego set for my son, I went outside and loudly complained about it being stolen and that they didn’t steal the package from me but my 5 year old son and it magically reappeared on my porch about two days later. The complex itself needs extreme upkeep and repair on the outside of the building. There’s always sewer cockroaches outside of the buildings on the walls or the floor. I have absolutely hated my experience here. I wouldn’t recommend this property to anyone. I do not believe that Stratford Management cares about their home owners or their renters.

I definitely wouldn't use this company as your HOA management company. Very bad for future buyers in the community.The owner of Expert HOA Management LLC is very slow on providing the necessary HOA documentation for buyers in the community, potentially jeopardizing the sale, since buyers can cancel the deal within 5 days of receiving the HOA documentation. As a new buyer in one of the communities managed by this company, I only received my documentation on time because I had to ask for it to be emailed, otherwise it would not have been received on time. He was not forthcoming with answers to questions emailed to him, and was rude and difficult on the phone when I had to finally call since he did not answer my questions via email. He gave curt answers that did not resolve the questions or any helpful information in order to obtain the answers, and did not even address one of the questions at all. He is one of those people that only answer the first question (and not fully), and skip the rest of the questions in the message. He clearly wants to do the least amount of work possible, and does not want to be bothered to do his job. I would not recommend using this company for HOA management. He is a major turn-off to potential buyers in your community, and a detriment to the quality of the community.
I am a landlord who was "used" by Foothills Properties (FH). Several bad and expensive issues with FH including: 1. Prior to the first tenant moving in: A.) FH painted almost the entire inside over our very expensive designer paint with cheap paint then billed us. Neither approved. Total cost us ~$9,600.00 B.) Gave the last month rent free (~$2k) to tenant to repair a small stained section on kitchen countertop.2.) Twice did not raise the rent. The second time the owner, Lou suggested it, I said yes but he never did! ~$4,100.00 in lost rent increases and growing...3.) I finally got rid of them while living abroad and got billed ~$1,400.00 for finding the tenant...4.) Turnover is big. 4 property managers of our property over ~4 yearsMany other issues
Do not trust this company. It seems like half of their day is spent trying to shirk their responsibilities towards the people they do business with. The manager, Jackie, literally just HUNG UP on my husband while trying to get a copy of our lease agreement, which they have blocked us from viewing! Is that even legal?? The last time she treated us like the pieces of meat she sees her clients as, it turned out that the pipe to the sewer was disintegrated, and while sewage filled out bathtub, she denegrated us for not having renter's insurance. Disgraceful. Not surprised by these other reviews, future renters, take heed!
After many recommendations in the Highlands in Marana, I interviewed and hired Diana's Janitorial. They are terrific. I'm thrilled that the same 3 gals come to the house every other week. They get to work immediately and only take 1 1/2 hours to 2 hours. They are very efficient, always prompt and the house is spotless when they leave. I'm very happy I switched to them. !!! Great Job, Diana and crew !!!
the worst company i have ever dealt with. very poor management and people skills. takes forever for maintenance and they will find a way to make you pay for it. the move out charges were so petty as to charge us to install smoke detectors in every room even though they weren't present before, and they charged us 200 dollars because after we moved out and turned in the keys a homeless man camped on the property. they will come up with anything to keep you from getting your deposit back. they dont even deserve one star.
i called this business to see if i could sell my house the guy who came over seemed genuine, he offered us 92,500 for our house. the next day he called and said i need to have my business associate come over. the following day he called and said oh i offered you to much my cell phone messed up and i need to cancel, by the way here is a check for 1000 dollars. this is a ponzi scheme. i had given my job my transfer and gotten in touch with a real estate agent, the other house we were purchasing was in another state. now i am with out a job and this company is laughing their ass off, because they have ruined 2 lives by there ponzi scheme. do not do business with this company or like me you will loose everything.d
We are submitting this review due to the unsatisfactory way in which our request for attention to an issue regarding the condition of our flooring has been handled. As of this date, we have been at our rented home as tenants of Ability Realty for 2 years and 11 months. Upon moving in, we had filled out the necessary paperwork regarding the condition of the home. We indicated at that time that the carpet had been incorrectly installed and that there were carpet tacks that protruded in several places. This is due to two factors, extremely thin carpet quality and the techniques used to install the low quality product. Additionally, the carpet was cut and not folded over where the carpet met the tile so these areas quickly became frayed. During the nearly three years of our residency, we have submitted multiple complaints about this issue. There was one occasion over one year of residency where a general handyman was employed to hammer down the nails, but due to the “pull” of the carpet, these nails kept coming up. We submitted another complaint. We have hammered them as well. Our son had a birthday party and during this event he cut his foot so badly that it bled all evening keeping him from swimming and other activities, as well as causing a scar on his foot. Again, we submitted a notice through the tenant portal.Finally, after another incident involving the tacks puncturing our feet, we requested a site visit. The original carpet installer was present along with the property manager. We had found that the average duration of apartment grade carpet was 3-5 years, and in addition, obtained professional advice from outside carpet installers as well as the Carpet Installation Standards Guide of 2016 clearly indicates that no tacks should protrude from the strips that are used in transition spaces. This infraction had been noted upon move in, and given significant time to be resolved. The landlord, going completely against what his own carpet installer confirmed, is attempting to suggest that the carpet is supposed to last 7-10 years. Again, without providing any proof or carpet specs when asked about it numerous times.Due to all of this information, we pursued the option of requesting discussion timeline on replacing the flooring. We offered to contribute financially to this project as well. The property manager at Ability did not respond with the option of discussing this further, or to indicate that any presentation of this proposal would be made to the owner. They completely shut us down and did not apologize or take responsibility for our ongoing troubles with the carpet over our entire residency.This was very frustrating because we felt that even though they have obligations to the owners (where they make money/have business agreements) they also have an obligation to us. They did not frame their response in a professional way, and we believe they failed in their obligation to serve their customers.Updated: Ability Realty has taken no responsibility or given us any proof to support their case. Instead of trying to come up with any kind of solution, they decided to ignore us and terminate our lease. We have asked to contact the owners to express our side of the story to them, but Ability is unwilling to give us that information as well. This is the only bad review we have ever had to write before. We wouldn't be doing so if we did not feel it was completely necessary in this particular case. We have been renting homes for 20 years and have never had any issues with another landlord before or have not been subjected to this kind of treatment and disrespect and we want others to hear our story before they make a decision to deal with this company.
I rented here in i believe in 2015. It is the worst mgmt co. Not only did they keep all but $83 of my deposit of which was like $600 & at move out inspection the guy the guy that did it took pictures to prove it was in awesome shape. As long as chet judd owns this business you will have nothing but heart ache. An attempt was made to come in without notice and they say it is a crime free area. 2 vehicles had already been stolen and 1 while i was that. RUN & HIDE from this place.
Steer clear of this company. Awful, dreadful, horrible business. We moved in to a new lease and the house was beyond disgusting. Feces in a broken toilet disgusting. Black walls from dust, boogers on walls everywhere, gum on floors and walls, broken appliances. Awful. I finally got a hold of the owner Ginny and she yelled at me! She told me I had too high of living standards and proceeded to scream at me for saying that the home wasn't professionally cleaned as was expected from the lease. She tried to blame me that because we needed in by a certain date they couldn't do all that needed to be done. She said they only had 3 days to turn it around and all their vendors were booked solid from having 20 homes being leased. She blamed me for that!!! Trust me, DO NOT LEASE from this company unless you're willing to spend countless hours scrubbing other people's filth, fixing broken things, and being yelled at...for expecting a clean home. What a terrible experience. They have zero customer service skills whatsoever. I'm in awe anyone trusts them to manage their home.
