In February of 2013 we purchased a large property in Truckee from Ricki and Stephanie, agents for Allison James Estate and Homes, Inc. At the end of January, when things started heating up in our negotiations, I specifically asked Ricki if I should hire an attorney to assist in the transaction and this was the answer I got, “I do all that for you..just sit back and let me take care of you..no need to pay anyone..the seller pays me..so I work for free for you!!” I unfortunately listened and had a terrible experience. We were reluctant because we had several easements on the land so we ended up hiring an attorney for the land easements only. The home inspection identified possible mold. Ricki and Stephanie emailed us and told us they would get it fixed as per the closing contract. Oddly they hired a termite company that confirmed the mold/wood rot. Ricki and Stephanie hired the same termite company that did the termite inspection report to correct the problem. We were out of state buyers and ended up closing on the place because we got the go ahead from Ricki and Stephanie that everything was fine and all sections of the home inspection were fixed per the contract. Soon thereafter, Ricki and her husband took us to dinner to talk about a rehab project we were contemplating. They both assured my wife and I that we would save thousands if we used her husband. Mistake #2. In July of 2013 Ricki’s husband had started the job at our house and informed us that the attic of the home we just purchased was infected with mold. We did several tests and had several contractors over to look at the job. This cost us money and we got quotes up to to $25,000. I informed Ricki of the issue and all she wanted to do was point fingers at others. After a few phone calls she told me she was instructed by her brokerage, Allison James Estate and Homes, not to talk to us about the mold and she went dark on us. So we have currently paid over $15,000 to remediate and have spent more hours that you can imagine trying to figure things out. As a side note, as mentioned we did hire Ricki’s husband to do the rehab work that was supposed to cost around $100k and be done in September 2013. The project cost was more than $200k, we had to one person for who showed up at our house who was under the influence of something which was extremely uncomfortable, the lead carpenter quit because I asked him to stop using vulgar profanity in front of my 2, 3 and 5 year old kids, contractors were smoking on site daily, table saws were left on when they left for the night. What a nightmare and awful introduction to Truckee. Obviously, I would stay away from these people at all costs.
