Pathetic unprofessional business! We inquired about a house and they said they would call back to set up a time to see the house and they never called back!! Wasted our time and very immature!! If you can’t show a house then say no it’s not possible! Instead of lying!! Pathetic place run by immature people ! Thank goodness we found a legit company to rent a house from!! Who actually were truthful!!
We have not been here that long. So far Our tools and bikes were stolen from our front yard there are a lot of drug traffic going on at certain trailers namely bp 51 and 55 between the on going drug activity and domestic disturbences. all hours of the day and night.We were told this was a nice place to live and raise our baby when we signed our lease. It's scary.
Balanced Property Management was incredibly helpful when I was searching for a rental home. I am so happy there and have always had great experiences working with the staff. I definitely recommend them!
Im writing this review to clear some things up. Yes I was management s daughter. We have a new one now. Before I could walk without issues. There is way too much he said she said. People approaching me saying they said this.......Im tired of the harrasement if you dont like me. Based on whatever reason. Im sorry. Im staying to my self im asking nicely. I dont know why people are being childish. Calling people out on this site. The talking behind peoples backs. Saying stuff that isnt true.or getting people involved. It causes more issues. If you dont like someone ignore them. But the harasement has to stop! Its a nice community. Hopeing management or corp will step in. Its getting ridiculous.
I looked at this property in March 2017. The manager was very loose with her words discussing current tenants. First visit I was told that u needed a minimum if 2,000.00 constantly in NY savings or checking..next visit it went up to 4,000.00 and at final phone conversation. Went up to 6,000.00. Consistently in my account. For God's sake I'm not buying the unit of which is small cramped bathroom dingy and not worth the money couldn't use my dish TV there had to switch to direct tv .....or Cox no way in hell on that one. I viewed as discrimination. I am disabled have service dog well educated ( retired doctor) which means nothing now. I am 53 year old nice looking well spoken woman, who felt as though was being made a mockery of through this outlandish type of extortion like acts. As well discussed my potential neighbors who were Spry and in their high 80's to mid 90' s. My lifestyle I'm sure would be diversely different as I love to socialize.... I then made the mistake of moving to regency park in Topeka. Birds of a feather flock together as the manager at regency knows the manager at Flemming. . If you did not want to move into retirement haven, these two places are not for you. Moving out of regency by August 11. They are crooks and have been making charges on my online lease payment accounts and illegally charging it.,, and can't tell me why. No no no and run as far as you can on both of these places...
I have lived here for 6 years. We have been through a lot of different managers and I would say right now we have good management. As for the neighbors most get along there's always going to be some the get along and some that don't where where you live. I've been called out on this page a couple of times lately and I can confirm they are all lies I've been very sick and in the hospital very ill and my family has been up taking care of me. that's just an example of neighbors that don't get along. Other the that petty mess it's a pretty peacfull neighborgood. We have a good comunity where our kids can play and we all watch out for each other. Just like anywhere you live it has its good and it's bad but for the most part we are happy here. I would hate to lose and potential good neighbors do to one or two people that want to put negative reviews because they are unhappy. If your looking for a family friendly neighbor hood this is the place.
Management sucks! This place sucks! They up rent like 50.00 a year. The tenants are a joke. They whine and bitch about every little thing. Don't give a fuq what u or anyone else thinks. Not here to make friends. I dont care. So keep getting ppl involved. Continue to play games shows how immature you are. Driving by waving.. Or you can grow up and go the other way. Everyone needs to leave everyone alone.
We have been here for only a few months now. Having a park and school nearby is convenient. The manager and staff seem friendly. The community is quiet and well maintained. Its a great place for family's with kids. would reccomemd this place to anyone.
Very disappointed with management. And how tenants are acting. Went to visit a friend saw first hand how bp 2nd circle are acting. Theres way too much ganging up on. residents who wont let topics go and who gossip amongst them selfs. Over an issue that didnt concern them. . Since were throwing names out there. Harold. Leann. Shamra. Emily Gary. Grant and Linda people who like to gossip and like to intimidate. It needs to stop. The get back games are crappy. And childish drive by waving or honking is just Plain ignorance. There's no need for that. Act your age. Were all adults here .
We looked to move here. Looks nice. But The negative reviews are horrible . Doesn't surprise me on how low And immature people can be. White trash at its finest. Seems to me people need to grow the hell up and stop bullying. Guess we can keep looking
The locks installed on the doors and windows of every home represent the most common, and perhaps most effective, form of security. That means locks can be taken for granted, until they no longer work properly or the key is lost. Homeowners should work to understand the basics behind these essential household devices, as well as how to address common problems related to them.
The concept behind a lock-and-key mechanism has been around for centuries, so it's no surprise that their basic design hasn't changed much in recent years. At the same time, a number of different types of locks are now available to meet specific needs.
Perhaps the most common type of lock is the pin tumbler lock. Enclosed in a doorknob, these devices contain spring-loaded pins of varying sizes, which must be pushed upward before the knob can be turned to open the door. When the correct key is inserted into a pin tumbler lock, the grooves on the key's blade push the pins up to the precise height needed to allow the inner chamber to turn. Pin tumbler locks are popular because they are relatively secure for most residential applications and generally inexpensive. Since the entire locking mechanism in this device is contained in a single cylinder, pin tumbler locks are also very easy to swap in and out. This comes in handy in apartment buildings, for example, where locks may need to be changed frequently as tenants come and go.
Pin tumbler locks come in a number of configurations. In residential environments, they are the primary mechanism for operating knob locks and deadbolts. Most exterior doors on homes and apartment buildings will have at least one of each of these locks. Knob locks are quick to open and can be convenient when minimal security is acceptable, but they are very easily forced open. When paired with a deadbolt, the door becomes much harder to open. Deadbolts work by driving a thick metal rod into the door frame, which prevents most quick methods of defeating locks, like using a shim or brute force. Still, deadbolts aren't impenetrable, as they can be lockpicked or defeated with much stronger ramming force.
Other common types of residential locks include mortise locks, which combine the action of a doorknob and deadbolt in one. Mortise locks engage a deadbolt with the turn of the key, just as normal. But upon unlocking, the doorknob will open in tandem with the deadbolt. These locks tend to be much stronger than traditional deadbolt designs, but are often harder to install and thus more expensive.
Finally, there's the "jimmy-proof" deadbolt, a type of lock often found in older residences. These locks engage a metal rod that fits into a separate chamber outside of the door frame, rather than through the frame. While its design is simple, it has many advantages over traditional deadbolts or mortise locks. It is impervious to being pried open like many deadbolt systems could be, hence the "jimmy-proof" name. It is also typically harder to pick, and is very inexpensive.
When a lock stops working, no matter where it is in your home or office, it's likely to be a source of frustration. However, it's rare for a lock to suddenly fail to open without exhibiting some signs beforehand.
Common lock problems include issues opening or engaging the lock, or difficulty securing a door in the proper position to lock it.
Since locks are essential security devices that might be used multiple times per day, they are bound to wear out eventually. Rekeying or replacing locks can be done on your own in some cases, but may require a professional locksmith.
When a lock is rekeyed, the cylinder containing the tumbler and pins is removed from its enclosure and replaced with a new cylinder. This is often done when a new tenant moves into an apartment that was previously occupied, but it may also be necessary if a lock needs to be replaced.
Replacing all components of a cylinder lock, or working with locks that don't use a pin tumbler system, requires a different procedure for replacement. Installing a new lock of the same type will be the most straightforward option.
If you want a new lock that is different from your old set, more advanced installation is required, and you may want to consider hiring a professional for the job.
