Do NOT hire Enaia Bullard! She will make promises she cannot keep, she will recommend crooked contractors who will perform unlicensed work that doesn't meet code and then tell you not to bother her after closing. I had a contractor recommend a brand new roof before closing, her and her "associate"(husband) were very adamant that contractor was taking advantage and that we should hire a contractor they worked with often. Lo and behold! He is a con-artist who will lie and cheat just to make $4,000. Not only did Enaia not make sure that her contractor filed the correct paperwork to begin roof work, have his work inspected after work; she didn't even care that his work wasn't up to code. She took the money and RAN. Avoid Enaia Bullard and Michael Nunney like the plague! They do NOT have your best interest at heart, we knew her for several years and put our trust in her. If she will do this to her FRIENDs I can only imagine what she will do to a stranger. PLEASE do yourself a favor and find another realtor.At the end of the day it's my fault, I approved the work, made the payments, I made the mistake of trusting Enaia and her friends. Please don't make my mistake, it just might cost you $16,000...

I absolutely hate this company, in fact if I lived in the U.S. I would probably be jailed having to deal with corrupt thieves like these!I live in UK and the send me a letter fining me $100's a day for having some weeds!!!! It takes 15 days for me to receive the letter in the UK !!They do not care!!I will not be paying!
This company exemplifies why you need government oversite of these so called HOA management companies. They let a $150 homeowners due (which I wasUnaware of as I had automatic withdrawal set up and was current on all my fees going back three years) ballon into a $1,150 bill after recording a lien. They said they didn't have my current address (I rent out the property they manage) and even though they have both my email and phone number, they continued to send notices to my old address for three years, and telling me they don't make phone calls or send emails-why should they? It is far more lucrative to simply let things accrue penalties and ultimately foreclose on the property if not paid. No "good faith" effort is required by law to contact an owner.the game is rigged and they take advantage of that. Extremely unethical company. Unfortunately, the state of Florida has no government regulation over there outfits so they are free to do as they please and will continue to rip people off until the system is fixed. Beware

We are a community of 750 homes in Pasco and have had AVID Property Management for the last three years.Our property manager Rhonda Coy is in one word FABULOUS !!! She is extremely knowledgeable,skillful and has an ability to deal with homeowners that is unbelievable. Her character and integrity is something we all love considering our previous management company lacked all of the above. Avid also has great CS staff that attends to all your needs on your first call without hesitation.
You will avoid a lot of frustration by not having to deal with these people in the first place; they are all corporate drones and the company changes employees more than I change my underwear! (Hyperbole)!Here is my experience living here in one of the properties they manage:Sure it looks nice but since we moved to a new unit in 2007, right when it was built, both toilets, the a/c, three light switches, and the kitchen cabinet hinges (at least 5 of them) and the kitchen faucet have broken and needed replacement. Because we own our unit, the management does not include these costs in our monthly fees so we incurred an enormous amount for the repairs. The plumber had to replace one toilet already because the first one the builders installed (Hardin Construction) was defective, and now it's broken again, as well as the other one! Also the windows leak and they repaired them supposedly, but they are leaking again. They ruined our hardwood floors and when they tried to fix them (TWICE!!) the workmen gouged holes in the floor and left varnish handprints on our walls. We contacted management and their insurance paid us half the price we actually paid for the floors in the first place. The adjuster was even appalled! The management is unhelpful and rude. Today at 8am workmen woke me up drilling cement on the pool roof over my head! The management will make rules for what tenants can't do but will NEVER inform you of what THEY ARE DOING which can affect your life in a myriad of miserable ways. The fees are ridiculous for any services; the recycling sucks; and the management are liars and cheats! STAY AWAY!!!!! (Green Acres Property Management and Hardin Construction--NEVER deal with these companies if you don't want to lose your hard-earned money.
Kirschner Realty is the worst company I have EVER rented from. My Fiance and I lived in a nice house in Trinity. When the house was inspected by John 2 months prior to us moving out he said it was the nicest kept residency he had ever seen by a tenant! (Yes we’re clean freaks) when we moved out he took over 100 photos of the place and took the WHOLE ENTIRE security deposit ((($2,000))) PLUS is asking for an extra $50. He said the house was filthy and he had to have a cleaning service go in there as well as a carpet cleaning company after we moved out and that our security deposit covered the cost of those people. Meanwhile we had already had the carpets professionally cleaned AND the house professionally cleaned. He took complete advantage of us! We were also charged for items that weren’t even brand new when we moved in such as a new water filter which we NEVER once used because all we drink is bottled water. Out of all those pictures he took he never took one of the attic which I know he had to have gone up there!! There were a few boxes of Christmas decorations, some being sentimental and there was never a picture of those in the attic nor were they there when I went back to get them after I had realized I left those boxes. I know he took them!!!! If I could give zero stars I would but Google makes me give one! I’m sure someone will be replying or John will be replying in his defense. You know what you did John and thats all I have to say! GREEDY, DECEITFUL, LIAR.
Have been renting from Kirschner for 3 years they have been great to work with. I had issues with my job and had to pay late a few times, and they worked with me on the payments even calling the owners and explaining my situation. I vacated last month, moved to a bigger home and I cleaned the carpets, cleaned the home and followed the move out requirements and low and behold received my entire security deposit back. Professionalism at its best!
Awesome company! Manage 11 of my homes for over 7 years. Prior to Kirschner Realty I tryed managing the homes myself and tenants literally destroyed my properties. KIrschner takes before and after photos to show the condition of the homes therefore there are no discrepancies. Love working with Karen and John they are very personable, professional and matter of fact! Would highly recommend
