Renting from Benchmark has been the worst experience of my life. There were many things wrong with the house when I moved in, but Angela Barr stated that the landlord had put a lot of money into the house, so he probably wouldn't be willing to put in any more. There was a great amount of debris from the previous tenants. Broken glass, beer bottles, cans, plywood, a beer bong on the back fence. The mailbox was severely damaged and unusable. I did a lot of cleaning and repairing on this property of things that should have been done before I moved in. Once my house became unlivable due to the roof leaking for an extended period of time, and the ceiling collapsing in the only bathroom of the house, I had to move as the landlord refused to repair the damage. An addition 13 code violations were found by code enforcement which have still not been addressed. I reported the ceiling in the bathroom leaking on 12/5/2016. I assumed they had fixed it. I reported it again in April 2017, and July 2017 again assuming the roof had been repaired. This ceiling in the only bathroom collapsed 8/14/2017. There was a great amount of black mold in the insulation and debris that fell. To date they have not made the repair. It took them 4 days to even get a tarp put on the roof. I was fortunate that it did not rain those 4 days. My son who has asthma was severely affected by the conditions of this house. I had to find other accommodations for him during the final 3 weeks I lived in the house. I moved out September 3, 2017. They claim my official move out date was September 6, 2017 which is what shows on my paperwork. Then Angela Barr stated that my move out date was actually September 14, 2017 as that is the day I returned the last of the 4 keys. However my paperwork was never changed, and I was never given new paperwork. The sent me a letter dated October 11, 2017 which was actually mailed on October 19, 2017 certified. so October 19, 2017 is the actual date of the notice. They are trying to keep $400 of my deposit stating that it is for an outstanding balance. They are in violation of Florida State Statute by retaining my deposit for this supposed past due balance which I wholeheartedly refute, and do not owe as the house was uninhabitable. Additionally they are past the 30 days allowed by law so they forfeit any rights to my deposit. Do not rent from this agency. A majority of their properties are substandard, and run down, and they will soak you for every dollar they can get from you. I have filed a complaint with the Better Business Bureau, the Florida Office of the Attorney General and the Florida Department of Agriculture Consumer Affairs.

Benchmark Real Estate Services is in charge of our home owners association. Furthermore, the owner Kevin Collins (which I believe this to be a conflict of interest) is the president of the board of the HOA. He does not return emails, calls and is always at lunch whenever I try to contact him. In July 2017, I asked them to fix the roof and soffits/fascia. They had a local roofer come out 3 months after I made the request. Now 4 months and the soffits/fascia was never fixed. I emailed and called them when I saw the quote, which didn't have the soffits/fascia in it (no answer) I emailed the woman in charge of the account and asked why they were not fixed. Now to make matter worst (Oct 2017) squirrels moved into our attic. I cannot recommend them as they take so long to fix incoming work orders. More damage was caused and their communication is lackluster.
While the physical property was nice enough and the move-in process simple, the amount of blunt unprofessionalism and lack of courtesy I received once I gave notice of my intention to vacate was appalling. They continually waited till the very last second to either alert me of potential renter walk-throughs or mail me information regarding my lease and security deposit, and when I called to investigate they threw the book of FL Statutes at me and said they "didn't have to do anything but what the law states." Yes, I get that, you ungrateful hack of a landlord, but seeing as how I never damaged your property, was never late on a payment, and even went out of my way to pressure wash all of the decks and facades - something you should have done as a professional realty company - it would have been much more appropriate to try and accommodate your patrons. I will never recommend this company to anyone. In fact, I would implore you to save yourself the headache and take your valued business elsewhere. Amateurs.
If I could rate Benchmark as 0, I would. I have dealt with multiple rental companies over the years and Benchmark is by far THE ABSOLUTE WORST. If you read this review no further at least heed my warning and DO NOT WASTE YOUR MONEY WITH THIS COMPANY. They are extremely unprofessional. They will nickel and dime you and God forbid you have to place a maintenance request. I haven't had AC for over a week now. I've called the office multiple times and been told the call was dispatched that day each time I called. Guess what? I'm on day 10 of living in a 90 degree apartment. Still no maintenance person has shown up yet. The front desk service in the office is atrocious. When I signed my lease, they gave me the paperwork to a different apartment. I refused to sign and they told me that all residents sign that paperwork and that the apartment number on the forms didn't matter. So I signed (the agreed upon price was $725/month). Well I got a notice that I had not paid my rent in full that month. Went to the office and they tell me my rent is $740/month. I showed them my copy of the lease and was told it was null because it was the wrong apartment number! When I asked to speak to a manger, I got the same response. When I go in to the office to pay rent, I always stand at the front desk at least 10 minutes while the staff jokes around with each other. It's ridiculous. On top of all this, my garbage disposal has never worked, all the drains in the tubs and sinks are big gaping holes with debris in them from the previous resident, and the apartment was filthy when I got the keys to move in. So filthy that I paid an outside carpet cleaning company to come in steam/disinfect the carpets. My windows all leak when it rains, there is water damage in my ceilings from leaky plumbing in the unit above me AND the company wants to increase rent again..... do yourself a favor and avoid Benchmark properties at all costs.
This is our experience with this place. They don't even deserve 1 star. The girls were given a date and time to pick up their keys and move in. We got the keys, went to the house and couldn't believe our eyes. The lawn was an overgrown jungle. The interior had not been cleaned or painted. The lease agreement stated: The walls would be painted. They weren't. That the unit would he professionally cleaned. It wasn't. That there would be new blinds. There weren't. We went back to the office, we were assured that the cleaning crew was on the way, and that the painters would be there soon. And that a bug service would be there tomorrow. There were cockroaches throughout the house. We were told that the office is closed on Saturday, but that they'd be there if we needed anything further. We went back to the house, inspected a bit more and found only 1 working fire alarm. No windows could open. 1 window was broken. The French doors on the back had no lock. And the stove had a cabinet above it melting from the heat. The bathroom was moldy.This house is not habitable. All of us parents called and emailed that night to no avail. Legally, this should be shut down by the board of health. The maids showed up, they couldn't believe the conditions. They said no one could live in this. There is no way anyone would move in that house. If the house wasn't ready, a phone call to postpone the move in date would have been great. Now the girls are stranded, 5 hours away from home with all their belongings and no where to sleep, or safely store their things. We went to the office Saturday. We saw the office staff inside. We knocked. They ran away. Needless to say, we returned the keys, and ran far far away from this place The girls were lucky enough to find alternative housing.
i wish i could give zero stars. I have had the worst experience with jessica and ginger at darden properties. They drive around and spy on the property to try and find ways to fine you. they don't complete work orders and they do not return deposits regardless of how nice you leave the property. they do all they can to drain money from you
They are sneaky liars especially Jessica and ginger. They will try and make you pay for things that you have no business being charged for. Unprofessional, not trustworthy
Worst place to rent from by far, DO NOT rent from here. First of all, the day I moved in there was trash left from the previous tenant all throughout the front yard, and I could not move in on the original date because they needed to clean. I had to figure out where to live for three days because of their "cleaning." The trash in the yard should have been a clue as to what the house was like. The house smelled moldy and the place was not clean on the inside at all. So the move in date was pretty much pointless as far as the "cleaning" that they had to do. Darden Management and Darden are completely untrustworthy and unreliable. I rented from them last year and was in the process of moving out because I was moving to a different city. I paid for all the requirements (cleaning, carpet, etc..) and did an early walk through of the apartment with Patrick Darden. Patrick Darden said the apartment was in perfect condition and that I could expect my deposit back. I took pictures of the apartment before leaving town to ensure that the place as I left it was clean (because my experience with them made me feel that sketchy.) A few weeks go by, I get a letter in the mail saying that I owe them over $100. So not only did they take my deposit but I owe them over $100 for "damages" that they are making up. Sent them two letters disputing the charges and they only sent back one letter with NEW charges. So it is obvious, that they are pulling these numbers out of nowhere. I left the apartment in July 2015 got a letter for the charges in September 2015, I still have not had any response back (its January 2016 now) and I have called, emailed, and sent letters This is on top of the many maintenance requests that simply got ignored and the horrible attitudes from the employees. I guarantee if you rent from this place you will regret it. I wish there was an option to give them no stars.
My daughter lived in one of the Benchmark properties, The Alliance at 400, while residing in Tallahassee. The management company is very unprofessional. The manager Michael Rockwell has a chip on his shoulder and has very poor customer service skills. Regional manager, Tania, does not return phone calls to address your concerns. This company is ripping off students and their parents. There are so many hidden fees included in your utility bill and move out costs. The crime is horrible and management acts like they are unaware of the shootings that take place on the property. I do not advise any parent to let their child rent with this company. It would be one of the most costly mistakes you'll ever make.
