If I could give them zero stars I would. I am currently fighting to get my deposit back from the crooks at this company who have listed cleaning, grass cutting, minor marks from a highlighter on a mildewed and rotted back porch as reasons they are not returning our money. We paid and inspected after professional cleaners (& have many pictures to prove this), had the grass cut the day we moved, and couldn't clean the layers of grime off that porch if we wanted to- it was like that when we moved in. We only lived there 5 months, had to clean the day we moved in because the property had been neglected for so long there was built up dirt in every corner of every room that had to be cleaned out with a toothbrush. Of the many items we requested repair: a nonfunctional fan light that fell on our children because it was hanging and not repaired, broken porch, water coming into cabinets and through the floor, etc.... only the toilet was repaired and I had to call multiple times to have that done. The owner's father works for the attached realtor and showed up on our property almost weekly to ambush me for one reason or another, in the end belittling me because he was obviously not in communication with the rental office on the many showings he called to give me notice of, only to not show up for the showings and not call to cancel. Police had to be consulted on our right to NOT have him on our property and we had to demand this after he made it clear he always had a key and could come in anytime! Nightmare! They knew I cleaned for each showing and that with six children to shuffle out of the house and keep busy so that they could show the property, it was a huge inconvenience. I believe on several occasions there was no potential tenant and I was made to jump through these hoops because he seemed to enjoy seeing me get upset. One person in the office never knows what the other is doing or they pretend this so they don't have to do anything.

I went in a few weeks ago to inquire about a rental home we were EXTREMELY interested in and talked with the blonde girl at the front desk in the rental office. She seemed annoyed that I was there and just rudely gestured toward the stack of papers with their available rentals. When I asked a question she just said she "didn't know that's something they would have to ask the owners" without even looking up from her computer. I even called a few days later to ask about pets and was met with the same rudeness, with no interest in helping at all. Needless to say we will not rent from them, we were very disappointed that the house we had been in love with was rented through such a place. I strongly urge, if you have a home for rent with them, to go to a different rental agency. The attitude in the rental office is very unpleasant.
Avoid this realty office! I'm a current rental tenant and wish I never signed a lease with them! There were things that were wrong with the house that were not even mentioned in their inspection. When I inspected the house I made mention of these problems and was told they would be taken care of. I signed the lease and a week after I moved in I asked when they were going to at least fix the hole in the kitchen floor. They responded saying that the property owner was unwilling to fix the floor at moment and will fix it when they got more income from this rental...I put $1700 down and am going on the second month of rent of $850 a month and still have not heard a thing about the floor. The only thing they fixed so far was one outlet and changed some light bulbs! The people in the rental office are rude and unprofessional!
Do not rent from this realty company! The lady who does the rentals never responds to emails. Is hardly ever in the office when you call. Will not return phone calls when someone takes a message. If you need anything fixed in your place, your just out of luck. Walls were not painted, blinds broken, toilet broken, faucet falling apart, everything we wrote down and they still charged to fix all these things, so we didn't receive what was a hefty deposit back! Another thing is they charge you to pay online, who does that, that would be better for them if someone pays online! Way behind the times here! Military please don't waste your money or time find another company to rent from.
My experience with the property management service offered was awful. Communication within the office is absolutely atrocious. It will take weeks and sometimes months to get answers to basic questions as you get bounced around from one person in the office to the next. As the home owner, I was never notified of repairs to the house until my monthly payment was less than expected and I contacted them to ask what happen. I then tried to bring these concerns up to the office manager who never replied. When our contract expired and I informed Advantage I would be moving on from their services, they continued to put off their move out inspection of the property. They withheld the keys and wanted me to waive them of their responsibility in the move out inspection. Avoid this company at all costs. Much better options available in Sumter.
Horribly rude and dismissive agents. Management does not care when you have a complaint about one of their agents. We had one of their agents sell our house as the buyer's agent and gave the buyer access to our house without our permission while we were out of state. Do not use Russell and Jeffcoat and especially do not use an agent named Debbie Bowen.
This rental agency is the worst I have ever dealt with. First off they do not care at all about people they only care about money. The rental property that I rented was a complete dump. There was mold in the vents and when we told them they did nothing about it. They did not conduct a final walk through and did not give a reason why. Then to top it all off the owner hung up on me when confronted. This is not a buisness it is corrupt discussing excuse for a piece of scum on the earth. If I count rate it a 0 I would. I urge you to not deal with these. Crooks.
Please use another property management company. They were all for the tenant even though they get paid from the properties owner. And even though tenants left the property damaged, they returned their security deposit without letting us, the property owners, know. And they will not correct their mistake.
Property Management:Avoid doing any business with John M. Brabham Real Estate. I had them managing a rental property of mine, they were rude and unprofessional to my tenants and me. They made me feel as though they were doing me a favor when I asked them to do anything. They were very slow and sometimes completely unresponsive in taking care of tenant complaints/issues and were responsible for unhappy tenants terminating leases early and sometimes skipping out on paying rent leaving my house in shambles. They are slow to answer emails, sometimes taking 3 or 4 days to respond and they do not keep you informed of property issues. I elevated concerns to senior management without ever receiving responses. The staff is very rude and uncooperative and could care less about you as a property owner or renter. They do as little as possible to satisfy their customers. When I asked them for maintenance records they told me to look at my monthly billing statements (which only lists costs for maintenance/repairs and does not indicate actual repair). I was appalled at such a response, I am paying them a 10 percent commission to manage my property and they tell me to look at my monthly statement, they have no idea how a customer should be treated. I finally fired them and have found another company that has done a remarkable job in taking care of my property management needs. Bottom line: Stay clear of Prudential John M. Brabham Real Estate. They do not have your best interest in mind--home owner or tenant.
Wow! So glad we dodged this bullet. My husband and I were looking for rental property's and came to this place first. Upon entry we got raised eyebrows and a monotone and insincere,"Can I help you?" We discussed rentals and asked questions. My husband is in the service and is not familiar with Sumter. When he asked where homes were located we sneered and sarcastically answered him. I did not appreciate that. Meanwhile, a lady in the back was loudly discussing a tenants finances and yelling about what he or she owed. VERY uncomfortable for us since it is an open, tiny office. She should not be discussing tenants finances loudly for us to hear. Anyway, we found a place through them that we were slightly interested in. We viewed the home and upon our return to turn in the key there was another lady at the front. She too seemed too busy to help us. We did not feel welcome here. I had even called them a day later to ask a few questions and the woman who answered the phone was unpleasant as well. When I asked to be transferred to the rental side the woman just clicked it over. No certainly, my pleasure, or yes ma'am was muttered. I will not do business with people who are so negative and unfriendly. A smile and a thank you goes a long way. Bye bye prudential!
