Don't be fooled by this company. They have multiple listing because their reviews are so awful. And they are awful. Unlicensed and unprofessional. The reviews speak for themselves. DO NOT DO BUSINESS WITH THESE PEOPLE.
Horrible...Horrible...Horrible.The kind of company that sends enforcement letters to homeowners over nothing; threatens you with legal action over non-descript items ("Fix Wood" - gee that's helpful!); and even threatens 86-year-old great-grandmothers, forcing them to spend half their pension checks over petty and wasteful things. When partner, Angela Connell was confronted with the audacity of this action, response was that she'd do it again.If you're thinking about using this management company....simply don't. And if you already are...fire them!
Where to start...between the three people we were in contact with at one point or another (Becky, Brylee, and Jennifer), the "customer service" was horrible to say the least. After almost a month of dealing with this company we have decided to look elsewhere and strongly encourage others to do so as well. The house itself was great, but after we were approved we were told that basically to move in it was going to cost $5,000. We thought maybe this was misinformation, so when my wife called to verify this she was greeted with rudeness and told to take it or leave it. If that's the price and it is what it is then that's fine, but don't try to get an insult in by saying that my wife who makes over $80K/year by herself doesn't make enough to pay for a $1,300 rent house AFTER she's already been approved. If you choose to deal with this company just prepare yourself to send multiple emails with no response, not have your calls returned, and fax or email your forms numerous times because the default response is "we didn't get them." This experience was a huge waste of our time.

First of all, I have to agree with all the bad reviews that others put on here. This company should not be in business at all. They have a system of management that you can only find in the poorest African countries. Whatever property they manage would definitely go down in value. If they are managing your property you have the right as an owner to show up at their door and examine their documents, and when you do you gonna find a lot of things that you can take them to court for. They are the most nontransparent company that I have ever dealt with in America. Plz avoid renting or buying any property that they manage. This company constantly sends violation letters over largely insignificant items (small driveway stain, they can see the trash cans way up the driveway if they park in just the right spot in the street, there's some grass blades out of place) yet allow extremely visible and important items that actually affect property values to go unchecked (house that literally has a jungle growing out front, cheap/ugly/unapproved window screens on front home windows, statues in front yards, unscreened electrical/plumbing equipment, pipes running down sides of homes). Our front gate at the entrance of the neighborhood has been broken for MONTHS. And they failed to renew our neighborhood's electrical contract (probably too busy sending nit-pick letters) which I'm told will cost the HOA $10,000 in fees! Best of all we're paying thousands monthly for this "service."

He is very knowledgable about Fort Bend, Rosenberg, Sugar Land and the Houston area. Barkley did a great job taking care of my interests, and he provided me with the best service and advice you can ask for from a Realtor. His use of aerial maps, Google Earth and other technical tools was a great help through the process. He is very professional and trustworthy.
Don't do it.I rented a unit out of a multiplex with this company. They ignored city building code violations for over a month. Memorial day weekend rolled around and the entire building was evicted for 10 days. The owners finally had to pay a decent company to fix the issues. The owner Serena was awful to deal with. No professionalism whatsoever. After promising to compensate residents, the Serena did not comply with what had been discussed. Adequate compensation for time out of home and loss of property was not offered. Subsequently every unit moved out because the company breached the agreement without regard for the tenants. I would think twice to do business with this group.As in most things, there are good things to comment on. Christi, another employee of the company was excellent to deal with. She employed excellent customer service and exhibited professionalism in all communications.
This property management firm is wonderful!! They are very professional and very quick to respond to any questions or comments I have. Their marketing of my rental property was so well done that we had multiple requests to rent the home in the first week! The photos they took of my home were of such good quality that one would think they were taken by a professional photographer. I wouldn't hesitate to recommend Sugarland Property Management to anybody and everybody!!
