Please do everyone in the city of Stillwater a favor and do not rent from this place. In the 3 yrs we lived their, they did not want to do any maintenance to the place, issues in the unit were not resolved, and they will not stay true to their word. We got quoted a certain amount of our security deposit back, and when we received check in the mail it was less than half of that. multiple emails to them have yet to be answered.
I can not say enough bad things about company. Please do not waste your time, money or energy on any of their properties, I promise it is not worth it. My fiancé and I ended up suing them for our security deposit that they took over 5 months to return because the owner was "on vacation" then tried to withhold nearly all of it in court for unjustified charges many of which were related to the previous tenant but their lack of proper management (3 different ones during our lease) meant mixed up maintenance notes and lack of documentation but plenty of bogus charges. They lost in court. We were professionals, not college students, living in Stillwater commuting to Tulsa and OKC, paid our rent on time, no parties, maintained our unit and left in much cleaner condition than we moved in. Our unit wasn't ready when our movers came with the truck, they tried to get us to wait to move in until it was ready and we refused due to the increased cost of the movers. Maintenance requests were constantly closed without being addressed and unless you had proof you submitted it they would tell you they never received one. The unit was INFESTED with brown recluse spiders when we moved in and a truck load of the old tenant trash was left on our property for over 6 weeks before I complained enough to have them remove it. After we moved out they tried to charge us for a "truck load of trash" left on the property. I would schedule maintenance requests, take off work to be there, and they still wouldn't show. I put in written request 3 times for spider extermination our first few weeks of living there with no results. 2 months later they responded saying the tenant was responsible for extermination after the first 30 days. I could go on but I will spare you. 1. I recommend will all of my being that you do not live here or any of their other properties.2. If you are already living here document literally everything because they will try to take advantage of you.
I refuse to give this company even half of a star. But I have to for the sake of posting this. They are horrible! They never once came to do the repairs they were suppose to on my duplex and mowed my lawn maybe one time in the year I lived there. They also try everything possible not to return deposits. On top of all of that the employees are replaced what seems like every month so you never speak to the same person twice. Save yourself the trouble and go through anyone but them!
Ok! The man who owns this does not have the greatest people skills- who cares? He met my husband @ 8pm on a Friday when he was locked out! He did an awesome job helping us find the right place, never bothered us once for anything, we got most of our deposit back when we left & so long as rents paid by the 5th you'll never see or hear from him! Oh! & maintenance was GREAT
They too charged us for BOGUS charges!!!!! same thing $900 for paint (cheap paint) $20 for light bulb replacement when MOST of them weren't even working when we moved in! $100 for two blinds, that I have no clue which blinds needed replaced, a total of $170 for cleaning ?!?!?!? $150 for floor waxing and extermination. They have MAJOR mice and spider problems out at White Barn Estates Duplexes. We only lived there for a year and are far from trashy people!!! I had to fight to get my deposit back and then they want to send a list of bogus charges!! Absolutely ridiculous!!! That is why there are lease agreements and the landlord tenant act, they think they can just do whatever they want!!! It's under new ownership now by Corey Nicholas and he is a JERK!
My daughter has lived at their properties for the past year and they have been nothing but helpful. Everything always gets done quickly. Very pleased.-kwolf50
VERY RUDE!! Called just to see about looking at a couple of places and his response, in a very rude, annoyed sounding way, was to go online and all the details are there. I told him I did that and that's how I found the properties and asked to look at them. Again, rudely and as if he was annoyed he said go online and look at my policy.. I do not let people view my houses while there is a tenant living there (which is a good thing for a current tenant but what about some one interested in renting?). I asked about the June 1 availability and that our current lease is up May 30 so we would need to move in on June 1 but that I wasnt comfortable signing a lease without viewing the house first. He said, "well then you can look at it May 30 when current tenants move out." After that phone call and how rude and unprofessional this guy was no way would I ever consider renting from him. I cant imagine how he is as a landlord! Yes, he is probably mostly dealing with college students but he claims to be "skilled in marketing, professionalism, and great service" and after just that one 45 second phone call, there is no way this man is any of that! BEWARE!!!!
