DO NOT SIGN! This is the worst place to live. The amenities are almost always unavailable. The pool closes at 8:00pm sharp (when it is suppose to be open until midnight)and the clubhouse closes randomly for weeks at a time. The worst part is the staff. The office staff are two faced,pretending to be your friend then coning you into breaking the rules so they can fine you. The Maintenance team is horrible. It took them a week to fix our fire alarm and 2 weeks to fix a broken toilet.my roommates unit was filthy and it took them days to come and correct it. The head maintenance man, Mike, is creepy. He has multiple complaints of mischievous & inappropriate behavior (stealing underwear from residence, walking the grounds at night, appropriate boundaries with residents) but he was sleeping with the complex manager so he was not fired or even disciplined. The staff feels they have the right to walk into your unit at anytime without warning. I have asked for a courtesy call so that I can pin my dog up and prepare my unit but they won;t do it. Then they tried to fine me for having my dog loose in my apartment! She lives there, you do not, so get out! They barged in while I was in the shower. If you have a dog then don't live here. They told us our dogs could run in the back of the complex then began fining us for having them off leash.They constantly mess up the billing! I have been in the same unit for 2 leasing terms. During the first we never went over our electricity cap. There were no annual fees to pay and no miscellaneous chargers. During the second we were charged random fees every month and they were not split evenly like they are suppose to be. 2 of us were charged $55 and 2 were charged $11 every month.They have tried to charge us a higher price for our rent while giving other residents random credits. They have horrible record keeping so when you call them wondering were these fees came from they can't tell you and you are still required to pay. DON'T LIVE HERE!

Terrible place to live. I don't write reviews, but this is absolutely ridiculous, and I need to save anyone who might be considering living in this rat hole. If you love sleeping with roaches, getting robbed by management, sweating all the time, cleaning up after maintenance vandalizes your apartment, and being surrounded by drugs, then this is the place for you.-They made an error with my billing and they have not paid me back even though THEY ASSURED me that they would.-On the property tour they will not mention that most of the year your A/C is turned off, and you share the electricity bill with the entire building (so conserving is pointless)-If you ever need maintenance, you're out of luck. Even if your ceiling falls in your bathroom (which did happened) they will not show up for days, and when they do, they're just going to duck tape a trash bag over it and leave it for weeks.-Maintenance TRASHED our bathroom multiple times and left that way.-Every room and building is infested with cockroaches. The property gets sprayed but it doesn't matter, they come from the air vents.-Every building has its own drug dealer, and the smell of weed is literally everywhere, and it will fill your apartment.
*THIS IS YOUR WARNING*First of all me and my roommate are good tenants. We pay our rent on time every month. We don't complain about things that should probably be complained about, but I've about had it. The management SUCKS. The staff is always rude, even when you call with a simple question. The one good, nice, and sweet management person (Hannah Leslie) they had left. The windows leak and it's not just like drops of water either. It is because the windows were not sealed correctly. So now my room smells like mildew because, the carpet got soaked. Keep in mind these apartments are not even a year old yet. Just like Ashtyn H said in her review below, "they trick young college kids into thinking it is a great place to live..." . When I signed a lease they told me everything was included and that there were security cameras in the hallways and parking lot. I've had items (had a wreath on my door, magazine that was placed on my doorstep) stolen right out of the hallway, because there are NO cameras. The gates to the complex are ALWAYS broken. ALWAYS. When I called to ask why the gates are always open they say "We are waiting on part from China to come in so we can fix it" that was in January. I was also told light bulbs for the apartment would be provided. That was also a lie. The light bulbs for the kitchen alone a almost $6 a pop (there are four).They won't even give me the roommate I want, when we specifically requested each other. Their excuse was "we already leased her room, because she did not renew in time".
Worst apartment I have ever lived in! Maintenance doesn't do their job. People mess with other people's vehicles. Had maintenance over several times to fix problems with the bathroom and now it is worse than before. There is mold, roaches, my husband fell through the shower wall, everything leaks. I would not recommend this apartment to anyone!
The apartments are horrible. I moved in August 2014 and lived there a whole year ONLY because they charge so much to get out of a lease. First, the first week I moved in, the building flooded with human urine and feces. It came up the drain to my toilet and bathtub. I know several residents had a couple inches of it in their bedroom and living rooms. Next, something is wrong with the electric bill cap because certain months I got charged outrageous amounts. Also, I lived on the first floor and when it rained, it came through the windows and walls. My bed was up against a window and the rain came through and soaked through the comforter, the sheets, all the way to the mattress. Then black mold started growing on the walls because of the water damage. The paint and wall itself is chipping and the baseboards and walls are stained because of the water damages. These damages started occurring in April and as of today, August 6, 2015 have not been fixed. The gate system for the complex is almost always broken. When moving out, they will charge for anything and everything they can. I was a good tenant and did not complain about things I should have, and when moving out I had the bedroom spotless and they still charged me for cleaning fees, even though I cleaned everything they pointed out to me in the walkthrough. The apartments themselves are a nightmare, and the management is very shady and will find petty ways to charge you a RIDICULOUS amount of money. To have a dog, you pay a 300$ fee before you move in and then 25$ a month (600$ total), but apparently that does not cover anything your pet does. At the end of your lease you will still be charged for carpet cleaning and anything else such as touch up paint, etcetera. DO NOT SIGN A LEASE!!
DO NOT LEASE HERE!!!!!! Everything is blamed on "corporate". I never get true answers to questions. I was told to sign a NEW YEAR LEASE when I had only lived here for 2 months. They are saying I am $60 overdue for my electric bill this month when I KNOW this is ridiculous! The office can't help me with this, instead I have to personally call the electric company for meter readings, electric bills, etc. Apparently, many residents are having this problem right now. I CANNOT WAIT to get out of this place! They trick young college students into thinking this is a great place to live and sign a lease for... Oh, and did I mention they bribe new/current people to sign leases with them? They are a greedy and HORRIBLE HORRIBLE company. DO NOT BE FOOLED BY THE GOOD REVIEWS! It's funny how all of the reviews on their website say all the same thing and are all 5 star. Trust me, there are so many better places than Mustang Ranch.
Do not lease here. Been here 2 1/2 months on 1 year lease agreement and already asked to sign another lease aggreement the following year....so they say they offer 1 year leases but pressure you into signing 2 years or lose your apt? Tried going to office and no one knows anything but "that corporate wants you to renew your lease almost a year in advance so you dont lose your apartment." SAVE the hassles and go elsewhere!!!
So disspapointed with this apartment complex, don't be fooled by the great reviews they sent out an email giving away free stuff if people wrote good reviews online, so the majority of them are from people who weren't even moved in yet. They are not friendly down front, very difficult to get anything done because no one knows what they are doing because they have to talk to the manager. I had a fire alarm incident and it was after office hours and they said called the fire department because it isn't our problem. The list can go on and on. Cannot wait to get a different living arrangement next year and it has only been three months here
