I am a vendor with Emerald Property Management and other Property Managements and to be honest (not downgrading the others) but Emerald is one of the friendliest and honest of them. I see how they treat and talk to their tenants when I am in the office and they are soo nice!!
I currently rent from this property management company and i find them helpful when i need something fixed it happens. I have never been charged outrageous amounts and i have lived in three different rental units with this them. I find them easy to deal with and the staff is friendly when I go in to pay rent.
If you need quality apartments duplexes or houses you should def check them out. they know what they are doing and make sure to keep their properties nice all the units i looked at were in good condition and clean when i saw them. I looked at alot of units believe me. On the expensive end and lower end price ranges. Never did I find a unit that was not clean.
I would never rent any property from Emerald ever again. I would tell any one looking for a management company to manage their property. (if they asked me) That if it where me, I would never allow Emerald Property Management, Inc. manage my property(ies). I would not want to be associated with any company that would tell their tenants as Emerald told me. The "Their property owners were their only concern" as a tenant with children that tells me that Emerald does not care about the living conditions and safety of their tenants.
Emerald Property Management refuses to properly repair and properly maintain they main clients (the Property Owners). Emerald tells tenants "That the Property Owners are refusing to pay for repairs", Emerald told me that I could not hire my own professional repair man to do the repairs as it would violate my lease. However the supposed professional repair men, painters, dry wallers, plumbers, pest control, etc. Did such a crapy job with repairs that all the patch jobs that were done before we moved in last year are falling out of the walls. Doors are falling off the hinges, the bathtub was leaking before we moved in and it took them months to fix when they finally did they failed to paint the wall and celling that they had to replace. And we were told any damages to our electronics and personal items was our problem.
Emerald stated that they would not repair the tile counter top that was falling off and hitting my 1 and 3 yr olds. Or fix the tile floors and tack strips that were cutting my childrens feet open and resulting in my 1 yr old (at the time) breaking a tooth when a broken tile moved and tripped my daughter splitting her lip open.
I could go on about how they are discriminating against my husband and I because we have 4 kids, 2 of which have mental health issues and because I have been trying to get them to fix all the problems with our rental house. I was served with a notice that we have to be out of our rental in two weeks before our lease is up and with growing suspitions that were not going to get our deposit back or last months rent.
Emerald Property Mng Claims to be the biggest property mng company in Lane county. But they are also the worst. Ever!!! Their rent is so rediculas with the poor condition of the rentals. For the price I am paying for this 3 brm 2bth run down shack I should be living in a brand new 5 brm 2 or 3 bth rental home.
While their staff is friendly, they will, in their most friendly way, not help whatsoever. I live next to one of their properties and have a wonderful view of broken windows and flapping plastic covering a decrepit roof. I have constant problems with the tenant playing drums daily, loudly enough to be heard throughout my home next door. My complaints to Emerald have been answered in a very friendly manner, and absolutely nothing has been done to take care of the problem. I have Emerald Property Management to thank for having the worst neighbors ever.

For the past 5 years I and my family have rented from EPM and I have nothing bad to say about them. When I place a call in or go in in-person to file a complaint about something that needs fixing, within a day or two they are back to me finding out what exactly is wrong anf the repair per of company is there with in 24-48 to fix the problem. They have worked with me in regard to rent. When my wife's purse was stolen while she was riding the LTD buses, they where very willing to work with us to spread the amount over a period of time to help us out. I HAVE NOTHING BUT RESPECT FOR THEM.

I have had no trouble with the receptionist she was very friendly with me and I was friendly back. It appears I HAVE to give this place a star, I would like to give it none.
I'm not sure how this place has a 5 star rating, my only guess is that the employees and owners rate themselves.
This place will try and cheat you out of money by any means possible.
They will make up notices to charge tenants so they can collect extra money (ex. charging for unauthorized tenants who don't exist).
Also, don't ever under any circumstances use their rental drop box, they will say they didn't receive payment and issue a late fee. ALWAYS GET A RECEIPT (but sometimes that isn't even enough, they had the gall to accuse us of faking a receipt for rent that THEIR RECEPTIONIST WROTE WHEN WE TURNED OUR RENT IN TO HER).
Absolutely unprofessional and just plain ridiculous!

Rude and disrespectful staff! I applied for an apartment and they told me I would hear back 3-4 business days later if I got it or not. 4 weeks later I STILL hadn't heard from them after leaving several messages about whether I got the place or not and needed to move out of the place I was in by that time. The next day they finally called and said I got the place but unfortunately they were saving it for someone else so I couldn't live there, but they had a place I could rent that was $100 more expensive than the place I applied to. Why couldn't they tell me it was saved when I turned in my application? When I finally moved in the electricity and everything couldn't get turned on for 3 days so I couldn't stay there and had to get a hotel room and they told me they wouldn't charge me rent for the 3 days I couldn't stay there but they still did anyways and said they never told me that. They never return any phone calls or answer any questions you ask them. Whether you call or go in and see them in person they act like they are disgusted by you. Rudest people I have EVER had to deal with in my life. I have been in my apartment for 3 months now and I am SO glad I am moving out this weekend, they are terrible! DO NOT RENT FROM THEM!!
