Emerald Property Management

I would never rent any property from Emerald ever again. I would tell any one looking for a management company to manage their property. (if they asked me) That if it where me, I would never allow Emerald Property Management, Inc. manage my property(ies). I would not want to be associated with any company that would tell their tenants as Emerald told me. The "Their property owners were their only concern" as a tenant with children that tells me that Emerald does not care about the living conditions and safety of their tenants.

Emerald Property Management refuses to properly repair and properly maintain they main clients (the Property Owners). Emerald tells tenants "That the Property Owners are refusing to pay for repairs", Emerald told me that I could not hire my own professional repair man to do the repairs as it would violate my lease. However the supposed professional repair men, painters, dry wallers, plumbers, pest control, etc. Did such a crapy job with repairs that all the patch jobs that were done before we moved in last year are falling out of the walls. Doors are falling off the hinges, the bathtub was leaking before we moved in and it took them months to fix when they finally did they failed to paint the wall and celling that they had to replace. And we were told any damages to our electronics and personal items was our problem.

Emerald stated that they would not repair the tile counter top that was falling off and hitting my 1 and 3 yr olds. Or fix the tile floors and tack strips that were cutting my childrens feet open and resulting in my 1 yr old (at the time) breaking a tooth when a broken tile moved and tripped my daughter splitting her lip open.

I could go on about how they are discriminating against my husband and I because we have 4 kids, 2 of which have mental health issues and because I have been trying to get them to fix all the problems with our rental house. I was served with a notice that we have to be out of our rental in two weeks before our lease is up and with growing suspitions that were not going to get our deposit back or last months rent.

Emerald Property Mng Claims to be the biggest property mng company in Lane county. But they are also the worst. Ever!!! Their rent is so rediculas with the poor condition of the rentals. For the price I am paying for this 3 brm 2bth run down shack I should be living in a brand new 5 brm 2 or 3 bth rental home.

I found the owner to be professional and easy to talk to. I believe that she operates her business with honesty & integrity.

I WOULD recommend this business to a friend, family member, neighbor or colleague.

I love this place. The landlord takes very good care of the place. New fixtures, everything works, the updating on the place has been nice. I also dig how central it is to everything. And the rent is reasonable too

I am a vendor with Emerald Property Management and other Property Managements and to be honest (not downgrading the others) but Emerald is one of the friendliest and honest of them. I see how they treat and talk to their tenants when I am in the office and they are soo nice!!

I currently rent from this property management company and i find them helpful when i need something fixed it happens. I have never been charged outrageous amounts and i have lived in three different rental units with this them. I find them easy to deal with and the staff is friendly when I go in to pay rent.

I am currently going through the renting process with emerald pm and they seem to be very professional and understanding to some of my reasons for past decisions that weren't very smart on my part..The staff has been very friendly. No bad reviews so far.

If you need quality apartments duplexes or houses you should def check them out. they know what they are doing and make sure to keep their properties nice all the units i looked at were in good condition and clean when i saw them. I looked at alot of units believe me. On the expensive end and lower end price ranges. Never did I find a unit that was not clean.

I'm writing to those other parents out there like me who have to cosign for your children to be able to rent. I was so surprised at how well Emerald treated my son and his roommates!

I came here to post because I wanted to give them a good review. I was struggling to pay my rent and the manager was so nice and respectful to me. You won't get that from just anybody. Give them a chance. :)

This company is wonderful. No hassle application approval, prompt maintenance service, very professional.

While their staff is friendly, they will, in their most friendly way, not help whatsoever. I live next to one of their properties and have a wonderful view of broken windows and flapping plastic covering a decrepit roof. I have constant problems with the tenant playing drums daily, loudly enough to be heard throughout my home next door. My complaints to Emerald have been answered in a very friendly manner, and absolutely nothing has been done to take care of the problem. I have Emerald Property Management to thank for having the worst neighbors ever.

Can I give NO STARS?? When we moved into our house, we were moving from out of town, they said it would be ready for us, and when we showed up they hadn't mowed the lawn (it was thigh high) and the house was filthy, there was a mushroom 5 inches tall growing in the bathroom. BUT that didn't stop them from charging us a 300 dollar cleaning fee. We have been here for 4 years, we had a major roof leak that we reported mid December and we couldn't even live in one of our rooms. They didn't get it fixed until March and they only deducted 120 dollars from our rent total for 4 months of not using a room. They also ruined a pair of our sheets when they were trying to clean up the mold from the leak (before they admitted it was a leak). If there is an issue they take forever to fix it and do a cheap job. My shower has been leaking for 3 years and at my yearly inspection I report it and they tell me to just put a towel on the floor. I would never rent from them and if you are looking to have them maintain your property you're crazy they won't fix anything and they do more harm then good when they actually show up. The house we live in was used to grow pot or something, as all the windows had black plastic stapled around them, they didn't even take the plastic down or pull the staples. When we said something about it, we were told, "most of the houses in town are used to grow pot these days, especially near the college" Who tells tenants that?? and ones with kids to boot???
