They are the worst rental company I have ever had to deal with after moving away from their property I tried calling them numerous times to set up payment arrangements for the balance of stuff needed to be done after moving and never once got a call back from them and they sent my stuff to collection they are the most money hungry company I have ever met not to mention in the time I lived there(3yrs) my rent went up over $200 when it was lease renewal time
have been in Lake San Marino for 10 years and it just keeps going down while rates go up. The company could care less about the residents . Any entertainment is put on strictly by the residents and we have a very could committee planning each and evry year for us. Sun does absolutely nothing to inhance the activities or park in anyway. They tend to let anyone in as long as they can pay rent even though alot of the folks do not follow rules or keep their units in good shape. have a terrible farrel cat problem as well. Hope this enlighted you on this park but untill Sun shows any improvement I would pass if I were just thinking of a place to spend the winters
Liberty Farm in Valparaiso IN. I don't even know where to begin. My husband and I have had nothing but problems since day one. For starters, our lot rent is so high, and gets raised every year and nothing ever changes. It looks more and more like a run down trailer park with garbage all over the place, blowing into the pond. So many deep pot holes, weeds taking over the pond, run down trailers full of green mold, light posts laying on the ground with exposed wires, ext. Would you want to pay $564 a month to look at that? Ontop of the horrible manager and other officials that could care less about our issues. I'm constantly getting lied to, and harassed. Certain people in the community are getting bs tickets smacked on their cars and doors, while others are not. I am constantly having issues with it. I have family/guests over to visit or so forth and at 4pm they're getting tickets put on their windshield about parking? What is that? The manager has her friends and family driving around in the company truck and golf cart without uniforms on going on everyones property, issuing these tickets when there is so many other things that should be getting done, she sits at home and hides while her crew is out harassing people in the community. Every time you call or email, never get a response. If I go up to speak to her, I get answers like "you're lucky you even caught me here." Or "I don't know, that's above my pay grade." She uses her "authority " to intimidate people who PAY TO LIVE HERE! We are tired of it as a community, and we are going to come together to take action! No matter what it takes! Stay clear from this establishment. All I keep hearing is how they "apologise for the management lieing" it's disturbing what we go through here. Typical trailer park management, deffinetly learned our lesson. Should have listened to all the reviews on the internet. I am going to try one last time to contact coorperate and file a complaint. Next is a lawyer.
I had my beautiful Double wide moved here ( St. Clair Place ) because a previous resident told me on how nice the place was. We HAD a Community Manager, but after a few years, she left for greener pastures at a different community because the wouldn't pay her enough. Under her watch, everything ran like clockwork around here. Now, it's been a year, we still do not have a permanent site manager, no one walks the park to enforce any rules, the rent continues to go up, we have NO pool or clubhouse to speak of, yet the rent continues to go up with less and less services. I understand that Sun Communities is owned and run by a group of Lawyers, and they treat all of the residents like future litigants.Sometimes, I wish I would have left my home where it was.
Water Oak residents angry about stalled work at clubhouse, restaurant

An angry group from Water Oak showed up Monday night at the Lady Lake Commission to complain about stalled work that has closed their restaurant and clubhouse.
Residents of Water Oak, a 55-plus community of manufactured homes, are unhappy about renovations to the club house, swimming pool and restaurant that have dragged on and on over the past six months.
Residents said they believed the work was supposed to take 90 days.
Water Oak residents said they have gotten nowhere trying to talk to local management or Sun Communities of Michigan which owns Water Oak.
Water Oak residents said they have been kept in the dark about the status of the projects.
Lady Lake officials said the contractor, who should have been properly managing the permit process, has not been compliant.
Town officials confirmed that work has been done without proper permits, but Lady Lake personnel put a stop to that work.
Thad Carroll of the town’s Growth Management Department said the town has been trying to bring the project into compliance.
“We’ve got their attention,” Carroll told the Water Oak residents.
Town Manager Kris Kollgaard said the town has “bent over backwards” trying to work with Water Oak and the contractor.
“The problem is between the contractor and Water Oak,” Kollgaard said.
I moved into PIne Ridge 5 yrs ago this past December. During very heavy rains, the yards in the park, including mine, flood. I have talked to everyone about this for months, taken pictures, etc. They say that the money is approved to get the problem fixed...that was last year and nothing has been done yet. I was told after my husband left me that a new lease would have to be done and low and behold, 6 months later, still no lease to sign and being charged ten extra dollars a month because of it.....Manager told me about a month or so ago don't worry about the 15 dollars that you owe....now today get pay or quit notice in mail telling me I owe 15 plus rent (already paid) and late fee of 50.......so done!
I am a resident of Oak Island Village in East Lansing, Mi. . while our lot rent continues to go up the quality goes down. Since new management approximately a year ago, things are falling apart. Rules are not being enforced, we have been without a maintenance man for 6-8 months. Street lamps are laying broken in front yards through out the park. Homes are not being properly maintained. My daughter made an appointment to view a home for sale and had to go to the managers house to get him because he forgot.
Streets are not being plowed making it near impossible to get out during heavy snowfalls. My husband and I have lived here 3 1/2 years and have been extremely happy until this past year. We are seriously considering moving before it gets worse. POOR MANAGEMENT!! Please someone come and do a drive through and you will understand. What is our lot rent going for!? NOTHING!
Liars, cheaters, and thieves. The manager at Presidential Estates (Phil) IS incompetent, but I almost feel this is an understatement or maybe even just plain wrong. The more I deal with him and the rest of their corporate staff, I think maybe it's not incompetence, but them just taking advantage of good people. They misrepresent what they offer and lie about rent prices only to jack them up to beyond affordable. I moved in here to get back on my feet after a rough couple years and haven't had much peace since. You're constantly bullied in various ways and promised things they never follow through on. I know of at least 3 people they have taken to court after saying they would work with them. They just turned around and took them to court anyway. To them this is just a business and they don't care about you or your family. If you have to move in here, hire a lawyer to be there with you through the process. Might save you from hiring a lawyer after the fact like me!! Nice facility with nice amenities. Lots of great people live here too. Management is horrible though all the way up the ladder. I would avoid this place at all costs. If you have a story about living here or any other Sun Community, please share it at this email address firstname.lastname@example.org. I found a flyer on out mailboxes one day with that email address asking people to tell their story about living here. With enough people, they won't have a choice but to change something
They're always rude they never take care of the problem when you make a complaint they minimize everything and they live with no regard 2 integrity they never return phone calls or emails or certified letters their website says they will respond in 2 days it's been 4 months Dave not fix the problem now they're crooked office staff is threatening to take me to court who just runs a business like this they suck
Horrible establishment to live under!!! Sneaky company that nickel's and dimes their communities. Miss management of lot rents, utility boxes throughout park are half out of ground, but able to raise lot rent, late fees, service charges to install new landscaping (that died 2xs), redo offices, pay for company trucks. Got rid of original water company to take over themselves, and technically is not considered lot rent, but if not pd with rent you are able to be charged a $55 late fee.
