I've been living here for over an year, and so far it's been great. All my visitors are impressed when they walk in to the apartment. It's in a central location with lots of restaurants and major stores nearby - many within a 10 minute walk. Everything in the complex is new, hence clean. The apartments are very spacious, and there's plenty of parking close to the entrance of each building. So far there has been nothing about the complex that would make me consider moving elsewhere. Any problems I've had were handled well by the management. The management organizes social events to meet our neighbors. Everyone I've met has been friendly, although many residents keep to themselves compared to other places I've lived.On the down side, the walls/ceilings don't block sound too well so I can sometimes hear my neighbors or people in the hallway. But in general my immediate neighbors are quiet and respectful with the exception of an occasional party now and then, which is reasonable. The paint on the walls isn't the best - even a slight touch leaves a mark. It's the same paint in the bathroom and kitchen, so even water marks are easily visible. They increased my rent this year with no room for negotiation, to the same level as any new resident. So basically there's no benefit for having lived here longer than anybody else. My rent increases with other apartment complexes in the past have been such that my rent remained lower than the rate for new residents. There's also no way to pay the rent online without a fee (I believe it's a $8 fee) - in 2017 this is crazy for an online transaction. Comcast has a monopoly with the internet service, so we have no choice with respect to quality/price. There are no trash-chutes, so we have to walk all around the complex to the dumpsters. The management has changed multiple times within the past year I've been here, which hasn't had any direct impact on me but it seems very odd. Overall, it's a nice, stress-free place to live with some minor inconveniences.
Beware of this maintenance agency. They seem ingenious and cruel in their approach to tenants.I lived in Knob in the Woods apartment for approximately three years and vacated my apartment by the end of summer in 2016. After I moved from the apartment, I cleaned the apartment for the best of my ability. I used the apartment respectfully and did not cause any major damages that I was aware off. One month after I vacated my apartment, Hartman & Tyner her send me a bill for around 870$, which was roughly equal to one months rent in the apartment that I was staying. I requested them for proof for the damages that they have claimed. Instead of sending me proof for damages that they claimed (required by Michigan law related to Tenant and Landlord relationships), they reported the damages to a debt collection agency. I stayed in the apartment for three years and payed my bills on time and maintained by apartment to the best of my ability. The least they could have done is to tell me, why they claimed the damages. They failed to do so. They have also charged me for maintenance issues that are to be expected from regular wear and tear. For example, when I moved in, I was told that the carpet was old and most likely it would have to replace at the end of the year. However, Hartman and Tyner requested payment for damages to the carpet after we stayed in the apartment for 3 years. This review is not related to the Knob in the Woods management. This is related to the management company called Hartman and Tyner.
DO NOT MOVE HERE. YOU WILL BE FIGHTING FOR MONTHS TRYING TO GET YOUR SECURITY DEPOSIT BACK. I MOVED OUT MONTHS AGO AND STILL HAVE NOT RECEIVED IT. WHEN YOU GO TO THE OFFICE TO INQUIRE ABOUT THE DEPOSIT, DENISE SWEARS SHE KNOWS NOTHING AND TELLS YOU TO WRITE A LETTER TO THE PO BOX WHERE YOU SEND YOU PAYMENTS EVERY MONTH. THIS IS RIDICULOUS THAT I HAVE BEEN TRYING TO GET MY DEPOSIT BACK FOR 7 MONTHS NOW!!!!!!!!!!!!!!!!!!!! IF THERE IS ANYONE ELSE HAVING THIS SAME PROBLEM, PLEASE REPLY ON THE REVIEWS AND MAYBE WE CAN GET TOGETHER AND DO SOMETHING ABOUT THIS
Hartman & Tyner Property Mismanagement Inc is a fetid, rotting example of what is wrong with Michigan & America as a whole. Their greed, lack of business foresight and incompetence is only matched by their apathy for their tenants. Lazy, problem employees are kept on while good employees that care about their jobs and making a nice community for tenants are harangued until they give up or are driven off. The upper management at Hartman & Tyner should be sent to live in Flint & made to drink the lead laced water so they can experience a little of what they subject their tenants to.
Worse Living Experience I have ever had!!! Nothing against the newest manager who seems more sincere and nice, but paragon group will screw you over! avoid this property or Franklin River as I lived at both. First, they gave up a move in date and then a week before, told us they gave the tenants another month, completely screwing us over and we had to rent a storage unit. Then, we couldn't do a walk through for the new place because they were "redoing the carpet." They did redo the carpet only the entire place was in shambles and destroyed. The screens were off the doors, three shelves were broken, the sink and shower were broken, cigarette butts everywhere and the stove was broken. Not to mention it was disgustingly dirty. But that was just a start. They told us it was set up for comcast, but nope, it wasn't. They had to come out three time to fish out outdated wires because the building was out of code. But the worst was yet to come. I don't have a problem with weed most the time, in fact my housemate upstairs now smokes. So if I smell it once in a while it's okay. The problem was that the man kiddie corner to us smoked daily non-stop and it was unbearable. Worse yet, it is a complete lease violation in the contract and they wouldn't do anything. We called security about 15 times and they were high and always useless usually with a 45 minute response time and we called the police as well. We tried to ask to be let out of our lease and asked for an air purifier and they wouldn't even do that. We sent a legal letter and they weren't willing to do crap. Worse year of my life and I would never live in one of their properties again.
I have lived at Park Lane for many years!! Staff is amazing & they truly care about there residents.
