Not helpful in getting renters on board...lots of delays with lease approvals and had to make extra trips to their office ( hours wasted). Nearly lost some great tenants because of this management company. Streamlining paperwork and calls to benefit the owners would be appropriate and appreciated since Guardian works for the owners. Return phone calls slow also. I know need to be bean-counters, but customer service is most important!

Zero stars would be better.Our condo has never been in worse shape than it is now. They hired sub-par painters. There are areas that were not even painted in the hallways... It was a complete mess during the process. The lawn "care" people - "Vision Turf Care" don't even seem to be a legitimate business -- and they are butchers to the trees and bushes. They cut so much, there are bald areas of landscaping that have turned into sand traps that blow all over the hallway. They give zero notice to residents when they are going to do work and need the cars moved. This property manager is a disgrace, and I urge other people to file an ethics complaint to the National Association of Residential Property Managers: http://www.narpm.org/about/ethics/ethics-complaint/
We have used Director's Choice for many years while we are up North. They provide exceptional service and have always maintain high standards. Highly recommend to my friends. Janet Howard and her staff are always professional and do a wonderful job.
By far the worst management company I have ever dealt with. Everything is at their discretion. I live in mariposa and pay over 450 dollars a month for my HOA. There's defiantly something sketchy going on with the funds also. Not sure where are money goes but they don't even cut the grass weekly. The internet never works. Really the worst management company I have dealt with. Can't wait to move!
Beware: this company is the WORST, a nightmare to work with, untrustworthy!! Except for the receptionist you won't be able to speak to someone in person, they are not returning calls, they are not taking care of issues related to your property, and the list goes on.

WORST EVER, unfortunately!!! Stay away.. either you seem to NEVER get an answer OR invariably the answer is ALWAYS WRONG!!! Really upsetting how bad these guys are, so bad that it seems we are going to file a lawsuit against them. Property Management companies should actually MANAGE the property, adhere to the Rules, Regulations and other pertinent information regarding the specific Association. They should NOT be doing whatever they are TOLD to do by the board or whomever is yelling the most. They are SUPPOSED to do what is right for the HOMEOWNER based on the contracts when the Condo was purchased. They do NOT do this. It goes all the way up the chain too. I've tried to get answers from the owner Dennis Lively for WEEKS, NOTHING. Sad, really really sad. You should ALWAYS avoid the lawyers at all costs cause that is always gonna cost you...
Have not been able to get a hold of anyone regarding tenant application into one of their communities. Have called a left 4 messages, spoke to a receptionist who transferred me to a voice mailbox, and emailed my request twice through the website and still no answer.
needed simple documentation. they couldn't scan it. they couldn't fax it. when I went to the office to get it my contact was "in a meeting".not very effecient
