We used this Company to rent our property whilst we were abroad, on our return we found the house to be filthy, stained carpets, broken windows, chiped walls, broken tiles, cigarette burns to floor in kitchen, all locks had been changed without permission, after a few months of cleaning and expenses we are finally getting it to what it was like when we left. This Company agreed with the renters and returned the deposit without us signing off the house. (Who is this Company working for ????) We would strongly advise anybody wanting to use this Company to re consider.
I just rented with this company. The house was barely clean, who ever they used to paint cut in the corners and ceiling and I think forgot to actually paint the walls. It takes a huge fight just to get repairs done that are necessary to live safely. I would NEVER recommend these people to manage any properties. Run if you see their sign.
I am a home owner in a community that is managed by ABM and have been completely frustrated in dealing with this company. I have owned the property for over 11 years and I rarely need to contact management for anything. However, anytime I have needed their service, ABM has been completely unresponsive. Phone calls are never answered, voicemails are never returned, and emails are ignored. This has been my experience on every single communication. I would not recommend any community to use ABM.

Slumlords! We rent a house for $2500 a month that was unlivable when we rented it. They took $80 off our rent to clean it. Two days and hundreds of dollars later we finally felt it was ok to bring our children here. They refuse to fix anything and lie about carpet cleaning and other items. I finally had to threaten to stop paying rent because there was faulty wiring which was a fire hazard. If you see a house for rent from this company in Agoura Hills, DO NOT RENT IT.
These negative reviews are very accurate. It is my opinion, and that of most people that have to do business with this company....they are unprofessional, inept and incompetent. If you go to an HOA meeting and have an issue, Alba will yell over you so it is futile to try and resolve things. The Board has a fiduciary duty to uphold the CC&R's and rules and regs and ABM's job is to see that is done. NOT!!!!! ABM has been our property mngment co. for almost 2 years. Many violations have been reported to them and there is absolutely NO action taken. And, if you contact Alba with your concerns more that a couple of times, she will go crying to her attorney and he will come after you. There is absolutely NO thought given to any solution to a problem. Instead of thinking out a solution, a fix is implemented. Time and money are spent and then the fix is revised several times and more time and money are expended. This causes confusion for the residents and shows how incompetent ABM is.ABM will also have Easter Egg hunts and other events that benefit very few of the residents in the community. Our last budget showed that our reserve account was dangerously low. ABM should be advising our board that trivial expenses and certain projects are either unnecessary or can be delayed until the reserve account is adequately funded.BEWARE, the first years rate was low and they increased their rate an additional 15% for the second year.ABM does not do the job they are contracted to do!!!!
