I own rental property in Ellicott City MD. They are managing the property for me. Extremely hard to communicate with. No one is answering emails. My tenant moved out 4 days ago and they have not told me how to get the keys back. The only person that answered my email passed the buck and now she's not answering. Stay away from this company.

My experience has been very disappointing mainly due to management. I have mainly dealt with the male manager, Dana. He has been completely unprofessional in handling questions and concerns I have had. After we moved in, he has not responded to ANY of my emails or requests to contact me. Even on one occasion when I emiled at 2a.m. because I thought someone had been in my apartment while I was out. It took me having to call to the office the next morning only to discover he had passively read the email already and didn't care to call or respond to a concerned, fearful resident, or at all address the issue. Please note there are not security cameras on elevators or the floors where residents live so it very possible for a break-in to happen. I know someone came into my unit, and the situation was not handled properly on the side of managment. This apartment does have ROACHES & RODENTS, he will lie and say it doesn't. In the 6 months I have lived here both have been in my apartment, (20 roaches, 1 mouse that is STILL here) and all I was given were sticky traps. Dana was very inconsiderate and nearly came into my unit unanounced (no call, no email, NOTHING, and he woul've come in had we not been home) with maintenance. He also failed to inform me there was an extermination list I had to be on to get my unit professionally sprayed, so a rodent issue that could've been resolved in days is now prolonging to 3 weeks. The fact that one must sign to have their unit exterminated in the first place is foolish and unsanitary; in a large, older complex right outside the city the entire building SHOULD be exterminated regularly anyway. This apartment supposedly only allows cats, however, before we moved in Dana said it would be ok for me to dogsit my mother's small dog in our apartment. I was dogsitting for 2 days during our first month at Cole Spring, and I brought the dog through the lobby mulitple times (where there is 24-hour front desk attendant who said nothing of a "no dog" policy), and no one said anything. The next day, I get an email from Dana asking me to remove the dog from the premises immediately because of noise complaints and he said I was "breaking my lease." I immediately reminded him that he personally said that I would be able to dogsit with no problem. But in any case, I apologized about the noise, and told him I would remove the dog. I asked him what the pet policy was and requested he respond to my email. I recieved NO REPLY from him. The crazy thing is, my mother's dog was only visiting for two days, but I have since seen 2 other dogs that actually live in this building!!! If you do for one, you must do for all. Management overall has a lack of consideration for residents. We are notified only the day or night before construction is being done in the building or blocks off the parking garage. Again, no email notification, no nothing. On the topic of construction, do not live here unless you want to be awakened by loud, booming construction across the street. Overall I am VERY concernced about the way management is operating Cole Spring Plaza and handling issues with their residents.
On 1/15/2016 at 9:30AMI signed a lease for 10023 Greenspire Way, Bowie, MD 20721. I gave certifiedfunds of $1,700 as a security deposit. Upon inspection I noticed sever mold inthe kitchen sink, the stove was gross, the furnace didn’t work and there was aleak in the ceiling where the furnace is located. I immediately contacted all involved parties.The cleaning service I hired came to the property at 2:30PM. I left theproperty to pick up my children and received a voicemail from the cleaning servicethat they were unable to finish services because they found the mold in thekitchen and also white spots in the bathrooms. I really wanted to home but hadconcerns about our health and wellness. Tristar has re-listed this homewithout receiving the mold testing or repairs of the furnace. They returnedhalf of my deposit and are fully aware the landlord has refused to return theother half. The landlord is disputing refunding the money because she claimsthere is a legitimate lease… if that is the case, how can the same realtorre-list the property???3
Leeds Realty, headed by Ola Famuyiwa, is a joke. Check the lawsuit history of the man and the company (also dba Famol Bancshares). They are unprofessional and have no business managing properties. They cut corners at every chance, and then turn it back on you like it was your fault they didn't prepare the property for habitation. DO NOT RENT FROM (OR WORK WITH) LEEDS REALTY OR OLA, YOU WILL REGRET IT.
