Don't even think about using this agency. We own a property through an IRA. After years of problem free management with other agents, we suddenly started encountering all kinds of problems with JDM as our managers. We were getting calls from our Trust manager, that JDM was sending the wrong amts for rent, not charging for water per contract, etc. etc. One time they went two months without sending a rent check at all. They would never respond to our attempts at communication. I'm thinking the one person who left a good review must be his cousin. We are still dealing with repercussions from the incompetence of this agency.
Let me start off by saying this 1st I Haven't been living in one of the apartments for three months yet, and already had issues with both the apartment itself and definitely the poor management at this business. The Apartment is filled with Rats, roaches, spiders, and ants. Never did the management ever mentioned while signing up on the lease that the apartment had a huge pest issue. 2nd They have no real mantanice crew because the sorry contractor that they hired to do work around the house did a complete messed up job and never once did they come and inspect behind the guy to make sure he did EXACTLY what he was supposed to do. Also he had access to my home and only gave me one key which was to the front door and kept the backdoor key claiming that he has to get it from the office and return it there and refuse to give me my backdoor key making feel very unsafe and unsecured in my own apartment. When I let the manager Elizabeth Wallace know, she just look at me with a blank blunt look and pulled out the rest of keys she had and claimed that those were the only keys she had and when I let her know about how the sorry behind contractor had the backdoor key and was stating he had to get it from them to access my home, she kept pulling out those same set of keys she had in her desk still kept claiming that those were the only ones she had and I told her that her contractor had my backdoor key and was refusing to give it to me. Did she act upon it and immediately informed anyone about the problem? No! She just sat there and look at me with a nasty blunt attitude and Sarcastically, said as if the whole situation that I was explaining to her was funny to her and just said well, we'll get someone to change the locks on the door, but, it's gonna come out of your pockets. Felt like I literally had to pull teeth just to get management to send someone to the house and fixed things that definitely needed to be fixed and things still never got fixed, and to just get my backdoor key which by the way I never did get it! The Manager Elizabeth Wallace never tried to do her best to make sure that happened. She basically sat on the issues and basically said that it was solely our responsibility as the tenant to deal with basically everything , then when it was close to time to pay rent, brought up the issue and act as if she was gonna act on it and send the mantanice to do what was needed to do. 3rd, The Manager Elizabeth Wallace is Very rude and Very disrespectful. She does not care anything about the tenants and the tenants needs. Never did her part as a manager to make sure a tenant needs were taken care of and when asked about the simplest things and\\or asked about something to meet tenant needs , she gets very disrespectful and argumentative. Has no good people skills nor good customer service at ALL!! 4th They also do not send you out a notice in advance or at all yo let you know that the rent has changed and expect you to pay what they automatic go up on without letting you know. The rent when upon signing the lease in 2016 was $575.00 EXACT!! Then all of a suddenly when I was a day late with the rent, in 2017 they immediately sent out the current rent and late fee of 10% of the new rent payment which I'd now $600 and I wasn't informed or knew anything about the rent was gonna go up . 5th these people will not work with you AT ALL when you are past due on rent. The day you past the actual due date, they will IMMEDIATELY send you a HUGE late fee which is 10% of the rent plus the actual rent and will expect you to pay that IMMEDIATELY the following next business day or they will IMMEDIATELY take out a dispossession warrant on you and expect you to pay that and court fees and if don't ready to immediately evict you! WILL NOT CONSIDER SIGNING ANOTHER LEASE WITH THIS BUSINESS AGAIN!!
This company is honestly the worst company I have ever had to deal with. It may not be the whole company but I'm betting it is. If you decide to rent with this company and you get Alex on your account IMMEDIATELY request a change. The day we set to move in is the day Alex chooses to tell us that our first month's rent is due. We were moving from south of Orlando, FL and she told me this information at 9 that morning. I was also told if I didn't make the payment that day (a Friday) then my husband and I couldn't move in to our house. So I hopped in the car and took off with our first month's rent in cash. I am forced to speed the entire trip and only stop to get gas/use the bathroom (no lunch breaks for me!) to get there before the office closes. I get to the office at 4:45 expecting to meet Alex. Alex was going out of town that weekend andthough she promised to be there when I got there before 5. She was gone and she left everything to the secretary who didn't know what Alex needed from me and also gave me false information about my rent for the following month. Oh! Alex also forgot to tell me that I couldn't bring cash for rent so I had to go somewhere else to get a money order. Once all that was done I pull up to the house and the inside was FILTHY. We are still having to vacuum every other day and are pulling up half canisters of dirt every time. The house was this bad when my mother in law looked at it for us a few weeks before we moved in. She was also lied to by Alex because Alex told her they were sending in a cleaner. Hours of cleaning and nearly $100 in air filters, light bulbs, etc to get the house to the point it was liveable. We were told that all we would need to do was tell them how much and they would reduce our rent for the next month because of the inconvience. We made sure to get everything done we needed two full weeks before our rent was due and we sent them an invoice. In those two weeks it was not processed and we just had to pay our full rent for living in a disgusting house and dealing with THE WORST COMPANY EVER. Save yourself some money and a headache and RENT FROM ANYONE ELSE.
JDM is quite possibly the worst company I have ever encountered. They are never at the office or answer the office phone. The woman in charge - Ariel - is snotty, rude, and completely incompetent. I have no idea how they're even still in business at this point. I plan to report them to the Better Business Bureau. Insanely awful company.

I would totally disagree.They always return my calls and assist me. They are very friendly and very professional. I would definitely recommend JDM Real estate for all your property management or rental needs.
Exact same thing Ray.t.mills said. They are utterly terrible. Never available. Never return calls no matter how important the issue is. I've made meetings with them and they never showed or apologized. You can NEVER get in touch with them. They are an absolute joke and the least professional business I've ever had the displeasure of encountering. I also would give them zero stars if I could.
This the most unprofessional business I have ever encountered. The office is never available. They are always "out of the office". I left 4 voicemails over a period of 4 weeks and never received a return phone call. Communication is ridiculous. If I could give them NO stars for customer service and lack of professionalism I would. I would never recommend using this property management to anyone.
