I signed the lease with the intention to possibly buy the property.I had a Rent payment of $1900 per month with a $1900 security deposit. I lived in the house for 6 years and paid $136,800.00 in Rent. I noticed over time that things were patched up and poorly maintained. I has several Issues with plumbing backing up because the main lines had roots and cracks in them. (I was informed by multiple plumbers that came out to property that the pipes need to be replaced but the owner was too cheap)I had multiple backups with raw sewage coming back through pipes creating huge messy cleanups in all bathrooms and kitchen. I also had the A.C go out several times that was the original unit from 1985. ( I was told by multiple technitions that the unit was full of mold and had leaked on drywall creating mold issues on the drywall and it needed to be replaced , again the owner never followed up with recommendations) Mold everywhere and ceiling started to cave in due to water damage. I was told lawn maintenance was part of my rental contract. I had made several calls to rental agency and the owner that the bushes were out of hand and we were getting Rats due to the problem after multiple calls and months later Rats chewed through the lanai screens in several spots. ( The lawn company showed up months later and said the owner owed him a bunch of money thats why they didn't complete the job) I also had to live with a leaky pool for 2 years, as I added Thousands of Dollars of water to it. The pool had multiple issues and the owner finally stopped responding to me and left it Green for several months.BEWARE BEWARE BEWARE

Avatar Property Management was the management company for our subdivision. They were absolutely horrible. Our community neglect finally resulted in our HOA Board and many, many residents voting to fire them in July of 2017.Avatar continously failed to identify, address and enforce Bylaw violations even after the HOA board provided them with a list. They were rude and disrespectful to homeowners, allowed dues to remain unpaid for years and left our community in shambles. In fact, mysteriously just before they left, the computer hard drive suddenly crashed after 10 years....hmm!Whatever you do, don't hire this company.
This company was at our community for 10 years and 2 years that I've lived there. We pay a high HOA fee and there was so much that needed to be done, and yet working with this company of 2 was a constant headache for our whole community because it was a never ending struggle to get the 2 members to work for our good. Book keeping was a mess, with incorrect auditing, and our community grew more shabby yearly due to their inactivity.
We were a self managed community. I was able to get a free consultation. We decided to outsource our accounting so that our treasurer would not have to handle this. We now get monthly financials and don't have the liability issues on the Board members. We are very happy with our decision and PCM has made this transition easy for us. Thank you.
We're having trouble resolving an ongoing issue with Progressive Community Management. Plus they don't even have our community of Bent Tree as one of their communities they manage on their website so we are extremely confused. Progressive doesn't even pick up their phone OR return voice messages. We've been getting late charges on our HOA fees for the last 3 years. We've sent our check in the mail to Lighthouse Management Company (our previous management company) for 2015 HOA fees, but our check was sent back to our home address twice. We were unaware of the property management company change as many of our close neighbors here in Bent Tree. We've paid our HOA fees twice only to receive the check returned to our home, February 2015 and March 2015. We have never been late. My husband has called Progressive Community management company numerous times and even drove to their location in Osprey with the check in hand. PCM (Lady with brown hair) stated that they would not charge us late fees because the check should not have been sent back in the first place to our home (twice). We've been extremely inconvenienced by either the changeover or the new company. We're unsure of where the mistake lies, but extremely displeased there is a THREAT to put a lien on our home.We are up to date with all of our HOA fees and have bank copies of our checks or bill pays being cashed on time to prove we've paid on time and even gone out of our way for this company. We don't understand why they are threatening us with a lien on our home. Our board in Bent Tree is not returning our calls nor is the progressive management company that handles our HOA fees. How do we get this resolved if no one cares enough to take the time to talk to us?
I have been with them for my accounting FOREVER! There is no other word but AWESOME!There is no comparison anywhere, they are the absolute best.
This company has the worst professionalism I have ever encountered. The primary agent, Kim Bailey, fails to act within the best interest of her clients and will ignore your phone calls and e-mails. My advice is to look past this firm, if you are seeking property management services.
