The incestuous business association between this Property Manager (PM) and the corresponding property owner causes us to highly discourage potential tenants from doing business with them.These people displayed a wide array of hostile behavior, fraudulent conduct, and domineering attitude from the beginning to the end of our relationship.When things broke down, the owner only returned calls in a timely manner when it was in her personal best interest to do so.Three months before the lease expired, the owner suddenly proclaimed that the carpet had to be professionally cleaned each year, even though not mentioned anywhere, and if we didn't, she threatened to replace the old carpet at our expense.The owner failed to follow CA CIV § 1950.5 (f)(1): (“If an inspection is requested, the parties shall attempt to schedule the inspection at a mutually acceptable date and time”.) Two months before the lease expired, she only made herself available for the initial inspection 14 days before the lease expired.PM and owner demanded comprehensive professional cleaning services to be done that were not included in the agreement.Owner dishonestly deducted from the security deposit for wall holes in garage which the owner had stated, in the presence of the PM and myself, she had pictures of and existed prior to us moving in.The owner frequently called us to ask if PM had called us with move-out instructions for a whole month before the 30-day notice was submitted. Suddenly, a week before we submitted our 30-day notice, a 'for rent' sign was placed in the front by PM without a courtesy notification from either PM or landlord.It was humiliating the way PM insisted that if the carpet was not done to "their standards", we would be charged for another clean. But, they did not hesitate to suggest multiple times that we use “their guy"."Just so you know", as haughtily remarked by the disingenuous PM.
Good people to rent from and they also sell homes. I rented a house from them for a few years until I decided to purchase a home. When I told them I was thinking about buying a house, they hooked me up with online access to a real estate portal which showed all the houses that were for sale and it even sent me email notifications whenever a new home popped up for sale. If u are looking to buy a home or if u need a place to rent, I would definitely recommend contacting Silvera Properties.
1 star is the lowest I am able to put...my husband and I own and reside in a condo in the Quial Meadows complex. Recently a pipe burst causing the water company to come inspect because our unit appeared to be using more than 8 times our regular usage. According to the water company, the location of the leak is outside what is considered our property. The management at Goetz wouldn't listen to reason and told us not only that we have to fix it (which means digging up the landscaping outside because it is not partnof our unit that has the leak) but apparently we need yo have a plmber come and give an estimate so that we can submit it for approval by them....all on our dime! They tried to tell us that even though the leak is not on our property, we still need to fix it! The rules and regulations for the complex state that we are responsible for what is within our walls. It also states that owners have to pay for patio repairs. There are currently about half a dozen patios being replaced. When we asked who was paying for THAT, Goetz said the association was. They skew theor interpretation of the rules to fix their desires. Ugly patios being replaced is obviously important in attracting prospective buyers to purchase one of the condos, while a severe leak underground during a drought doesn't suit theor bottom line. When my husband told the SUPERVISOR that this is the worst property management he has ever dealt with, all she could say was "I get that a lot."
I've rented two different properties from Silveira and I must say they are probably the best Landlords I have ever had. They treat everyone the same unlike some of the other local rental offices. They have always been real with me and if I have a problem with something they send a repairman over the same day and I like that. I recommend them to anyone looking for a place to rent.
VERY UNPROFESSIONAL VERY DISRESPCTFUL AND EXTREMLY RUDE! the property manager came by my home one afternoon walked up to my door as my husband walked outside to greet him, my husband proceeded by asking "good afternoon how are" and the first words out of this very unprofessional individual were "i am very unhappy with you letting your grass die" NO greeting NO professional intruductions NOTHING! he then starts to point out that our neighbors yards were not dead as if any of that had to do with us, my husband explained that we had shortened that amount of time that we were watering due to the "drought" he did not want to hear my husbands explanation and simply turned around and walked away as my husband was speaking to him...i received the phone call from my husband natrually livid that this had just happened from someone who is suppose to be a "professional" i then proceeded to call the property manager and sure enough he was being once again rude, disrespectful even over the phone and when i brought out that fact that we were in a drought and that contributed to our decreasing the water use he asked "well did you get that in writting in the mail that they passed a law like that" i am assuming he was simply being a smart a** at that point, he asked if i thought it woudl be better for him to have "written a letter" to put in my file, once again being a smart a**...we hung up and NOTHING was resloved NO apology was EVER given for his lack of professionalisim...THE FOLLOWING DAY WE GET A LETTER FROM A HIRED 3RD PARTY TO LET US KNOW THAT OUR RENT HAD BEEN INCREASED THE DAY AFTER THAT WE RECEIVED A LETTER THAT HE HAD PLACED IN OUR FILE COMPLAINING ABOUT OUR YARD! ALL THIS IN RETALIATION! VERY DISAPOINTED THAT A "PROFESSIONAL" WOULD CARRY OUT SUCH RETALIATION AGAINST HIS OWN TENANTS....very immature and so very much unnecessary:(
