THEY TAKE YOUR MONEY AND YOU NEVER SEE A CENT BACK!!!!! WHEN IT COMES TO PAYING OUT CLIENTS THEY SIMPLY DENY YOUR CLAIM AND THEY DO NOT CARE THAT THEY ARE NOT RIGHT! DO YOURSELF A FAVOR AND FIND AN INSURANCE COMPANY THAT PAYS YOU WHEN IT COMES TO CLAIMS!!!I contacted First American Property Casualty Insurance Company AKA First American Specialty Insurance Company at the end of June. I had a tenant who left my 3 year old house wrecked, 4 sockets were broken, parts of the walls had serious dents and some of them had holes in it, paint came off in multiple places, drawers were wrecked with drawings on them. Microwave oven had its plastic frame broken off. A double door was broken out from its frame... etc. The property management company charged the tenant because these were tenant caused damages and obviously does not qualify for a normal wear and tear. I did not get my money, so I ended up paying almost $2,000 from my own pocket to fix everything and had all the receipts to prove as everything was handled by the property management and its contractors. After pursuing my claim through the small claims court and winning the case it turned out that my tenant had no jobs or bank accounts and collection agency hired for this job could not get a cent out of my tenant. As a last resort I contacted my insurance company: Martha Florez was assigned to my case and I sent her everything related to this case on the 30th of June. Since then I called her 3 times and left 2 voicemail messages all this over the course of 3 weeks! She did not bother calling me back. So I asked for her supervisor Cindy Van Sickle and I could not reach her either so I left a voicemail. As soon as I left her supervisor a voicemail, Martha Florez called me back and explained that a DENIAL letter was sent to me a week ago. I never received it (turns out she sent it to a different address, even though they have my address on file for years). She stated that this was "normal wear and tear" and a result of my tenants "being dirty". Her supervisor called me and confirmed. They said they do not care what the Prop. Management company said and my claim is DENIED! I wanted ~ $2,200 with a $1,000 DEDUCTABLE! THEY TAKE YOUR MONEY AND YOU NEVER SEE A CENT BACK!!!!! Don Franklin Realtor has absolutely and most definitely the WORST tenant care and satisfaction. They are unfriendly and hard headed. They do not believe in straight forward standards and information. Mr. Brett Franklin, the owner, is the most unreasonable, old timer, stubborn, one sided and many more descriptive adjectives for this "man". They're managing skills are questionable. It's a dictatorship with him. Property Tenants of his do not agree to his dictating bi-polar decisions but any disagreement that is brought up to any of his messagers or him directly, his responses are very discriminating, harassing, intimidating which is plainly embarrassing and shameful. I am sadden by the outcomes of his management decisions. If you are looking for any property aid/help I would STRONGLY RECOMMEND ANY OTHER COMPANY; all and any company's services but the "DON FRANKLIN REALTOR".
I had a horrible experience with this unprofessional company! Actually, my experience was very similar to this other review! My Ins. Adjuster ignored my calls until I left several vm mess that my next step would be to contact his supervisor and even then my issues with them were still unresolved. I lost months of rent from my income property due to the condition of the water damage in my kitchen. I will be preparing a Demand Letter and if there still is no resolution, I will be taking Legal Action Against them! I suggest anyone with this similar issue should also contact the Insurance Commissioner's to file a complaint. Pls. contact me if you would like to join me in a Lawsuit Against this company.
Enterprise dropped the ball on renting out our house. They found a deadbeat tenant, who was always tardy in rent. We were advised to take her in, even though her credit score was in the range of 400+. We were first time landlords and we didn't know better. We hired Enterprise because we thought that they were an expert - what a big mistake that was. After 3 years, we had enough of the tenant's tardiness and we told her to leave. When she left, she left the place in shambles - excessive pet damage and mold which came out to tens of thousands of dollar damages. The tenant then took us to court to get her security deposit back. She won $5700 because Enterprise didn't follow the proper procedure (they suggested that we took a pet deposit of $300 on top of the two months rent). They are not aware that in California, the government didn't allow landlords to collect more than 2 months of rent in terms of security deposit. They also failed to offer the tenant a preliminary walk through before the tenant moved out. The judge was disgusted that a property management company is not aware of such preliminary requirements.Whilst it's not a law, Enterprise didn't do a yearly walk through either. The reason that was given to us by an employee was that she was overworked, so she didn't have the time. If they did a yearly walk through, they might have found that our originally pristine place was abused.As such, pls. do not use Enterprise Property Management. They don't know the basic law and they cost us $5700 because of their ignorance. They refused to take responsibility. If you do not want this to happen to you, pls. do not use their services. There are plenty good property management companies out there!!!
It blows my mind that anyone would conduct business in this fashion. I was working with one of their representatives, Lisa Wood, who apparently has fallen of the face of the earth. She has completely stopped following up and has failed to return any of my numerous phone calls. It has now been well over six weeks and there is still no resolution to my claim. The appliance company that is supposed to be doing the repair is not any better and I continue to get the run around from them and First American’s customer service department. Terrible service and overall an absolutely horrible experience. Do NOT recommend.
